Situated on the west coast of Cumbria, Workington is a popular place to live thanks to its wide choice of housing, good amenities and commuter links, and close proximity to the beautiful Lake District and the major town of Carlisle (32 miles away).

This historic industrial town, situated at the mouth of the River Derwent, has a population of 25,000 and rail connections to Carlisle and Barrow-in-Furness, with occasional through trains to Lancaster and Preston. Current developments in and around Workington offer options for a wide range of types of buyers, but particularly for first-time buyers on a more limited budget.

In one of the most sought-after areas of Workington, James Duffield Close is the latest development from Lattimer Homes. Just minutes from the town centre, the development is set around the historic Newlands House, which provides the setting for four individual conversions of the original house and 14 brand new homes, including a choice of two-, three- and four-bedroom properties. A brand new three-storey, three-bedroom semi-detached home has just been released as part of a new phase, priced at £160,000, offering a traditional exterior combined with a contemporary interior.

Just over a mile from Workington's centre, Persimmon Homes' Forgehill Park development offers views of the Solway Firth and excellent transport links and local facilities. With homes priced from £131,995, the development is on a local bus route into town and has many amenities including schools and supermarkets close by. There is currently a special offer on Plot 26, ‘The Hanbury', which means that if it is reserved now with the Help to Buy scheme the buyer will also get 3% towards the deposit; free fitted carpeting throughout; and free turf in the back garden. With a total purchase price of £131,995, the mortgage would be £98,997, the 5% deposit would be £6,600, and the remaining 20% would be an equity loan of £26,399.

Perched on the edge of Great Clifton village in a rural setting just two miles from Workington and five miles from Cockermouth, Story Homes' Mabel Wood is a stylish development of two-, three- and four-bedroom homes, many with countryside views (prices on application). The development is located close to the village primary school, church, post office, pubs and other amenities, while for commuters it is just 30 minutes to Keswick and 45 minutes to Junction 40 of the M6 (Penrith).

Four miles away from Workington in the small coastal village of Flimby near Maryport, Barratt Homes' Rye Hill Farm incorporates two-, three- and four-bedroom homes priced from £116,995. Flimby Primary school is only 0.14 miles from the development, making it ideal for young families.

About 10 miles from Workington in the village of Frizington, Barratt Homes has a development of two-, three- and four-bedroom homes priced from £120,995 at The Looms. Situated to the west of Whitehaven on the edge of the Lake District National Park, close to mountains, lakes and quaint towns and villages, this development is ideal for families who want to spend plenty of leisure time outdoors.
