WhatHouse.com has introduced its comprehensive Location Ratings data that give new homes developments a score based on the major house-hunters consider when searching for a new property.
Based on figures from data experts CLSQ, we base our Location Ratings in five main categories: Health & Wellbeing, Education & Amenities, Tech Connectivity, Finance and Transport Links.
Factors such as commuting, travel options and ease of reaching friends and family are key to many property-seekers, and increasing focus on things like cycling instead of driving, or being able to charge more eco-friendly electric cars close to home.
To calculate our Location Ratings score for Transport Links we consider things like provision of public transport services, the proximity of motorways, A-roads and cycle pathways, and EV charger access.
We’ve taken a look at current Greater London new homes developments and these are the ones that score best in our Transport Links category.
1. Charles Church at Broadway, Rainham, rated 3.7/5
This collection of one- and two-bedroom apartments is around 13 miles east of central London and close to some major regeneration areas bringing many new job opportunities to the area. The properties themselves come with a good standard specification, open-plan layout and private outdoor space. Prices start at £289,995.
Transport link highlights: A four-minute walk to Rainham station (25 minutes to London Fenchurch Street), less than a mile to the A13 and under five miles from the M25.

Dylon Riverside is a major apartment development on a former factory site, from Weston Homes. One-, two- and three-bedroom properties currently range from £265,000 to £495,000. Transport highlights: South Quay DLR station is a short walk away, it’s eight minutes on foot to the multiple lines serving Canary Wharf station, and there’s a journey time of 25 minutes by public transport to London City Airport.

From specialist developer McCarthy Stone, this is a collection of 26 apartments for over-60s, with options to buy outright or to rent a property. As well as these private homes, there are communal lounge, landscaped gardens, roof terrace and guest suite. There are numerous shops, supermarkets and amenities within a ten-minute walk of home.
Transport highlights: Several routes from bus stops within a couple of minutes’ walk (to the likes of South Croydon, Clapham and Elephant & Castle), around one mile to railway stations at Gipsy Hill, West Norwood and Norbury.

6. Heath Lodge, Pinner, rated 3.4/5

Transport highlights: It’s under a mile to two stations on the Central line (Hainault and Grange Hill) and around 15 minutes’ drive to the M11, A12 and North Circular.

Wembley Park Gardens
8. Wembley Park Gardens, Wembley, rated 3.4/5
Barratt London is building some 454 apartments here set across a number of buildings, the highest of which is 21 storeys. 80% of the first phase here is already sold, but there are one- and two-bedroom properties available, starting from £435,000. All have a fitted kitchen/dining/living room with integrated appliances, and a private outdoor space. Homes will be ready to move into in 2025.
Transport highlights: Being adjacent to Wembley Park Underground station puts both the city centre and scenic countryside within very easy reach. It’s only 10 minutes or so to the A406 North Circular and the M1.

Already over 50% sold, with the first properties ready to move into in spring 2025, this is a 26-storey development of 163 one-, two- and three-bedroom apartments with communal landscaped garden, roof terrace and a concierge service. Prices currently start at £449,000 and some plots come with a significant Stamp Duty paid offer (terms and conditions apply).
Transport highlights: It’s just an 11-minute walk to South Bermondsey Zone 2 railway station, with regular trains to London Bridge taking just five minutes. While Ilderton Road is on the Surrey Quays/Honor Oak Park bus route, there are many more options just a few minutes’ walk away on Old Kent Road.
