Scotland new homes round-up – today’s best new properties

With the housing market in Scotland in focus this week, there’s been increased attention in the latest statistics from Registers of Scotland, which showed an overall average annual rise to the end of July 2016 of 3.4%.

Yesterday (Monday 19 September) was Scottish Housing Day, where focus was given to the residential property market across the country, from affordable homes to luxury properties, looking at news and statistics as well as the new homes for sale right now that are trying to meet demand.

The latest figures from Registers of Scotland showed a monthly increase in the volume of property transactions, but a notable decline from the previous July, down 16.8% to 7,131. The introduction of new rules to Land and Buildings Transaction Tax (LBTT), with a 3% surcharge for buy-to-let and holiday homes, has been marked as the reason for increases in sales volume early in the year, with subsequent falls.

The strongest sales in July 2016 were in Edinburgh (872), followed by Glasgow (826) and Fife (491). East Renfrewshire saw the highest price rises (10.7% annually), while the collapse of the oil market saw Aberdeen suffer the worst performance over the year, with average prices down 6.9%.

The average price for a new build property across Scotland in July 2016 was £202,588, up 11.1% year-on-year, while resale property prices rose 3.0% to £141,280 over the same period.
