As elsewhere, the property market in Scotland will have to wait to see how the UK’s Brexit vote will have an effect, though of course it has the added ingredient of another possible independence referendum to add to the mix.
Any possible reduction in the base rate will have a positive effect on mortgages, with reduced rates equally appealing to first-time buyers and remortgagers.
For the country’s new homes market, there might be a short-term reaction to the news, resulting in abandoned purchases and sales and a dwindling of consumer confidence related to job insecurity, but at least one large housebuilder has reported a more measured fallout from the vote in Scotland than elsewhere in the UK.
“Scotland seems to have run on in normal fashion and probably on average slightly less affected than the rest of the UK,” said Persimmon’s finance director Mike Killoran. “We’re still very positive about the Scottish market. We have had a few more cancellations around but gross reservations across the country were good. The net position is more or less in line with last year.”
While some small micro-markets are likely to be hit by exchange rate fluctuations (prime London being worst affected, from anecdotal evidence), for most people the homebuying process is completely independent of the country’s EU membership.
Laith Khalaf, senior analyst at Hargreaves Lansdown, said: “Low interest rates, and a big supply-demand imbalance in the UK housing market, will continue to be supportive of the house building sector. Likewise people aren’t suddenly going to stop wanting to own a home simply because the UK is no longer going to be a member of the European Union.
