While it will inevitably take time to understand the real impact of the recent referendum decision, there has been a general consensus among industry professionals that the North West should not be unduly affected by the electorate’s Brexit majority.
Whereas some of the post-Brexit vote opinion that we received at WhatHouse? showed a large degree of pessimism for the London market – particularly in the ‘prime’ luxury areas – it seems expectations are high for continued growth in and around the cities of the North West and the ‘Northern Powerhouse’ in general.
Graham Davidson, managing director of Manchester-based Sequre Property Investment said: “Investment in Manchester over the past 12 months for example has been unprecedented and this month it was announced that MediaCityUK is set to double in size, with investment from UK companies creating thousands of new homes and job opportunities - a show of confidence in what we can achieve on our own.”
Stuart Law, chief executive of investment company Assetz Property, added: “Cash-rich investors should… look to the Northern Powerhouse, which still remains a strong contender for those seeking to protect capital and produce an income well above bank interest rates.”
Jonathan Stephens, managing director of property consultancy Surrenden Invest, also supported this view: “I don’t believe property in Britain’s emerging markets; Manchester, Birmingham, Liverpool, will be heavily affected. These regions will remain resilient and are not set to experience any real impact. It will be London’s property that is most significantly affected by the decision.”
Here’s our pick of current new build homes in the region, with our favourites from Cheshire, Cumbria, Greater Manchester, Merseyside and Lancashire…
New Acres in Carlisle, Cumbria (Lovell Homes)
Following the success of its nearby Parkside development, this award-winning housebuilder has now announced this new collection of 52 two- and three-bedroom semi-detached and detached homes. But Clare Noakes, regional sales manager for Lovell in the North West, says: “New Acres will be a slightly larger development than Parkside and we are confident it will be just as popular. It is the next phase of Lovell's long-standing commitment to provide private sale and affordable homes in an area that has been rejuvenated in recent years.”
Early reservations bring advantages to the purchaser, says Noakes. “Savvy buyers are buying off-plan, and not just because of the buoyant market.Homebuyers who buy early in the build process can have their pick of interior choices from kitchen units and worktops to tiling and flooring options, enabling them to create a home that fits their practical needs and design preferences perfectly.”
