Industry expert Hometrack’s latest UK Cities House Price Index, which looks at the market in the country’s largest 20 cities to the end of June 2016, shows mixed fortunes for the North West’s two largest cities.
Against a national average year-on-year price growth of 8.6%, to £202,000, Manchester’s prices rose 9.0% to £147,400 while Liverpool only managed 6.1%, up to £112,200.
Insight director at Hometrack, Richard Donnell, says that regional cities have generally fared reasonably well since the Brexit vote of June, particularly compared to London. He adds, however, that “the reality is that it is still very early days to assess the true impact of the Brexit vote on the housing market. Our view remains that sales volumes are likely to slow and price growth will moderate over the second half of the year.”
It’s also worth noting that for most people, buying and selling a home is a necessity in life rather than any shrewd investment choice, based on the need to change jobs or accommodate a larger or smaller family, so the academic outlook on market values plays little part on the average house-hunting mission.
