London new homes round-up – our pick of current new builds in the capital

Prices are still soaring ahead in London, and while the rate of housebuilding may be too slow, there are some great new homes for sale right now in the capital...

With headlines reporting a slowdown in the London property market, it may surprise some to see the capital leading the way in the latest figures from the Land Registry, reporting sold prices on transactions up to December 2015.

The Land Registry data shows London prices rising 2.1% in a month and 12.4% year-on-year, some way clear of the next region, the East of England, at 10.6% for the year and almost double the national average for England and Wales at 6.4%.

The report continues with data on property sales transactions, which were lower at every month in 2015 compared to the year previous, with the exception of July. Richard Sexton, director of chartered surveyor e.surv, reacted to the new figures: “It’s a vicious circle – the lack of listings is dissuading many homeowners from moving, so instead some families may be choosing to renovate and extend properties to suit their changing needs. This further diminishes the choice on offer.

“A shortage of homes for sale is particularly difficult for those looking to get onto the ladder for the first time, as the stock of affordable homes shrinks. Incentives to encourage last-time buyers to downsize and free-up family homes, to create more movement in property chains and allow families the options they need may help –  for example, reducing stamp duty fees for those choosing to downsize – would be one way to encourage this.”

London is, however, seeing a great deal of housebuilding activity and here are some of our favourite new homes now for sale or coming soon to market - and the new London Help to Buy scheme has now been launched for new homes up to £600,000:

Carlton Gate in Putney (Henley Homes)

Hogarth Views in Chiswick (Haus Properties)

The AvenueRegal Homes has received planning permission for this development of 74 new build residential units at 3-7 The Avenue, Queens Park, in the London Borough of Brent. Florian House in New Southgate (Fruition Properties)

Florian HouseLaunched on 30 January 2016. Florian House is a gated scheme offering a range of properties within the London Help to Buy price limit, with the apartments due for completion in spring 2016.

There are seven one-, two- and three-bedroom apartments and two four-bedroom houses, with a specification which includes contemporary kitchens with integrated Bosch appliances, underfloor heating, recessed ceiling speakers and LED feature lighting.
