The Elizabeth Line: New Homes From Reading To Farringdon

The second and final part of our look at new homes along the Elizabeth line reviews developments from Reading to Farringdon...

From Sunday 6 November, the Elizabeth line running from Shenfield and Abbey Wood to Reading and Heathrow takes another big step forward and the route’s appeal as a place to live – and the extensive range of brand new homes available in these towns and suburbs – will be back in focus again.

With the new timetable, trains from Shenfield, Essex, which currently terminate at Liverpool Street, will run through the city to Paddington. In addition, the Abbey Wood branch that currently runs to Paddington will extend out to Reading and Heathrow.

As the line approaches full operational service with the opening of Bond Street station, home-seekers are once again looking at the benefits the line brings with its state-of-the-art trains whisking people of speedy, frequent services that have dramatically improved the journey times from east to west of the capital.

In the first part of our review of the current range of new homes for sale and rent along the line, we start in the east and look at some of the station stops on the route from Reading to Farringdon.


L&Q at Huntley Wharf is under a mile of the station and right now offers a collection of ready-to-move-into one-bedroom riverside homes are available to purchase exclusively through Shared Ownership. They have a contemporary design with neutral colour palette and feature fully fitted kitchens and floor-to-ceiling windows, and there are also a podium garden, cycle-paths, and riverside walkways on their doorstep. Around a 10-minute drive from the station, St Edward’s Bankside Gardens is a lakeside development surrounded by acres of parkland and landscaped gardens. There are great amenities for people living here, with a co-working studio, residents' gym and a cinema room as well as a useful concierge service. Loddon HouseLoddon House


Around three-quarters-of-a-mile from Twyford station, McCarthy Stone is offering a range of apartments, each with their own outside space, exclusively for over-60s. At Loddon House, the WhatHouse? Belmont Park is a brand new development with energy-efficient one-, two- and three-bedroom apartments available, of particular interest to professionals and young families. For home-seekers over 60, Elgar Place is a development from McCarthy Stone that offers a collection of one- and two-bedroom apartments priced for outright sale from £349,000 and £490,000 respectively, though there are rent and part buy-part rent options available. The properties are specially designed with older buyers in mind and are easly to maintain and very energy-efficient, for lower power bills. The BoathousesThe Boathouses


The Boathouses at Taplow Riverside is an exclusive development of just eight luxury riverside three-bedroom homes, each house with a spectacular views along the River Thames and its own river mooring. Prices are on application but amongst the specification features are things such as bespoke kitchen cabinetry, top-of-the-range white goods, contemporary bathrooms, master bedroom en suites and dressing rooms, and state-of-the-art smart home technology. Novus Apartments is part of the redevelopment of a former library site into a hub of residential, retail and leisure, situated on William Street, just a few minutes’ walk from the station. The properties are spacious and light, and prices for the remaining one- and two-bedroom properties start at £252,500. However, first-time buyers may be able to purchase their home through the new government-backed First Homes scheme, which offers a 30% discount on the market price. Horlicks Quarter, from Berkeley Homes, is located in central Slough and involves the restoration of iconic buildings, including the Horlicks Factory, and creation of a range of one-, two and three-bedroom homes. Hayes VillageHayes Village

Barratt London is well underway at its Hayes Village development which is creating a new neighbourhood of some 1,500 new homes on the former site of the Nestle Factory. Located next to the Grand Union Canal and surrounded by nine acres of green open space, it’s just a short walk to the station and a number of shops and useful amenities. Right now, buyers can choose from a variety of one-, two- and three-bedroom apartments with starting prices from £332,000 to £575,000. The Venue at Hayes comprises apartments surrounding a central private podium garden. All homes feature contemporary, open-plan living areas, superb bespoke designer kitchens and luxurious bathrooms. It’s part of the Old Vinyl Factory, the regeneration of this iconic musical landmark comprises a mix of re-imagined Art Deco office buildings, new homes, innovation and educational hubs, restaurants, shops, gym, cinema and a live music venue. Evolution is just a seven-minute walk from Southall station and this successful scheme now has only a few remaining apartments for sale. Redrow’s The West Works is situated just a couple of minutes’ walk from the station and right now there are a number of one- and two-bedroom apartments for sale here. Union Walk at The Green Quarter and Junction West are developments from housing provider Latimer. At the first, located on Samara Drive, a range of studio, one- and two-bedroom homes are being created and through Shared Ownership, prices start at just £80,000 for a 25% share (based on a full market price of £320,000. Properties are ready to move into now. Just a few minutes south of the station, Junction West offers one-, two- and three-bedroom apartments overlooking a landscaped courtyard. Hanwell SquareHanwell Square

There are two main buildings with a total of 81 studio, one-, two- and three-bedroom apartments and 11 one-, two- and three-bedroom penthouses.
