Best New Homes In West Lothian Towns and Villages

We take a look at the best places to live in some of West Lothian’s favourite towns and villages…

West Lothian is an ideal place to live for easy access to the cities of Edinburgh and Glasgow, just one of the reasons why it has such an active market in the creation of brand new homes.

Formerly a county known as Linlithgowshire, it is now a council area bordered to the north by the Firth of Forth, to the south by the Pentlands Hills, and dotted with numerous country parks, meaning it offers much more than excellent modern transport routes within its 165 square miles.

Before the Industrial Revolution, it was a predominantly agricultural area, but was changed by its success in the mining of iron, coal and oil, leading to the creation of towns as homes to the local workforces. While these industries no longer play their great part in the growth of the region, some of the large man-made hills that were created (called ‘bings’) our now considered a part of the area’s heritage and are known for their variety of flora and fauna.

This part of Scotland is still home to major employers in things like retail, manufacturing and healthcare. NHS Scotland, a number of supermarket brands and the likes of Sky UK and Mitsubishi are among the largest.

The M8 and A71 run east-west through West Lothian, with the M9 in the north running between Edinburgh and Stirling. There are also three railway routes linking Glasgow to the capital.

Winchburgh is a village in the north of West Lothian. Once known for its part in the oil shale industry, it is now undergoing some major changes and growing into a ‘new town’, with the creation of a community of several thousand new homes on its northwestern edge, and recent proposals for a new railway station, country park and a marina. New schools and amenities are also being built to serve residents. It’s only a few minutes’ drive to the M9.

Caisteal Gardens is a Barratt Homes development in Auldcathie, a part of the new area of town. The mix of terraced, semi-detached and detached three- and four-bedroom house types are designed to attract all types of buyers. The current selection has starting prices from £293,995 to £410,995 and there are some very special offers on selected plots, worth thousands of pounds, such as upgrades worth over £12,000 on some examples of the ‘Stobo’. Only four homes remain for sale in the first phase at Oakbank, where Cala Homes is building spacious four- and five-bedroom properties where residents can be part of a vibrant community. This site is situated along a mature tree line with direct pedestrian access into the greenery of Auldcathie Park and proximity to shops, schools and a leisure centre. Taylor Wimpey’s Auldcathie View is a development of three- and four-bedroom homes located off Duntarvie Castle Road. New homes for sale in Livingston

Livingston was one of Scotland’s New Towns announced in the 1960s and has grown to be the largest settlement in the whole of West Lothian, with a population of over 55,000. Being located between the M8 and A71, and with two railway stations, it has become a successful commuter town and has great amenities of its own too, including independent and big-brand shops and supermarkets, a retail park, health centre, and a variety of places to eat and drink. Its successful football club represents just one of a number of sports the town’s residents support.

The Grange, Murieston is a development on the southern outskirts of town which is offering four- and five-bedroom family homes with a great standard specification (such as dedicated studies and/or multiple en suites) and currently some deals on payment holidays and upgrades. There are just two properties remaining for sale at Cherry Tree Park, from Living by Robertson. The development has a central location and comprises a mix of apartments and houses to suit first-time buyers, families and downsizers. West Calder is near the centre of West Lothian, just south of Livingston. It is known for its role in the oil shale industry in the 19th and 20th centuries and as one of the first villages in Scotland to have street lighting! It has some very good amenities of its own, such as medical centre, library, schools and sports clubs, and its railway station as services to Glasgow and Edinburgh, both of which can also be reached from the A71 and nearby M8.

Persimmon Homes has seen great success at its Latham Park development – so much so that there is just one property left for sale here. The four-bedroom ‘Balerno’ is priced from £319,995 and the housebuilder will pay your LBTT – and provide £5,000 of kitchen upgrades. Just outside the village, near Polbeth, Barratt Homes also has four-bedroom homes for sale at its Harwood Park development. This area has well-regarded schools and Livingston Designer Outlet is just a 10-minute drive away. House-hunters can get some very good deals on some of the houses, such as the ‘Dean’ at £358,995, with the offer of LBTT paid (worth £9,249), another £5,000 towards your deposit and upgrades to flooring, appliances and fitted wardrobes. New homes for sale in East Calder

East of Livingston, East Calder has some good shops and facilities of its own but is also within convenient reach of numerous larger towns and cities. For families, there are three primary schools for youngsters here and a High School in West Calder. More updated and brand new features will be coming as a host of new homes are built here.

DWH @ Valley Park is one of the developments taking shape on the outskirts of the village, offering three- and four-bedroom luxury homes in the Calderwood area. Among those for sale right now is at ‘Craighall’ house type, which comes with a choice of upgrade package or the housebuilder’s own Part Exchange Xtra incentive.
