It has a diverse population of around a quarter-of-a-million people and has a mix of urban and suburban areas and a lot of protected Green Belt land.
Its many public transport links make it a popular place for commuters, most recently with the opening of the Elizabeth line but also including two railway lines, District line Tube stations and a network of bus services. With the A12 in the north, A13 in the south and M25 on its eastern border, the area’s road links into and around London are also impressive.
The borough will be attractive to families, with a notable number of ‘Outstanding’ and ‘Good’ Ofsted-rated schools for children of all ages.

Located in the south of the borough, with its own railway station on the c2c line and the A13 a few minutes away, Rainham still has its mediævil church but also a host of more modern amenities including a leisure centre, library, schools and college, numerous independent shops and places to eat, and a Tesco Extra supermarket.

Another area in the borough that grew quickly after the introduction of public transport in the early 20th century, Hornchurch had a number of sites that played a major role for British armed forces in both world wars. Regeneration since then has seen many new properties built, though there are still some 35 listed buildings. The town centre, well served by major and independent brands, is actually closer to Emerson Park railway station that it is to the District line station of its own – but having both is a great plus.
There are homes ready to move into at Bellway’s St George's Park development, just a ten-minute walk from Hornchurch station. Upminster is arguably the best-connected town in Havering. It has two Tube stations, and its main station is also served by regular trains on the Shoeburyness-Fenchurch Street line and has Overground services to Romford for connection to the Greater Anglia line and Elizabeth line. The A127 and M25 are also close by. The town centre has independent shops, a couple of supermarkets and a good range of places to eat and drink.
Set to launch this year, Kings Green is a development from Abbey New Homes situated close to Upminster Golf Club in an established residential area. Though comprising only 35 properties, there will be an impressive array of three-, four-, five- and six-bedroom house types there.
