Ruddington
Situated just five miles from the centre of Nottingham, this large village combines the benefits of its own impressive collection of shops, amenities, schools and leisure facilities with proximity to all that the city has to offer. With a mention in the Domesday Book and numerous heritage buildings along its streets, Ruddington is also seeing a range of brand new homes being constructed which will appeal to people with different budgets and requirements.
Lace Fields is a great example of what is currently for sale and despite its success, buyers still have a chance to secure a three-bedroom house there from William Davis Homes, winner of a number of prestigious WhatHouse? Awards. There are a number of plots with semi-detached house type called ‘The Dove’, starting at £355,000 which has a combined kitchen and dining area leading to the rear garden, a separate lounge at the front and a downstairs WC. Bedroom one has a fitted wardrobe and en suite, the othe two bedrooms share the family bathroom. ‘The Douglas’ has a notable corner floorplan and offers open-plan kitchen/dining area at the rear and a sizeable lounge at the front. Upstairs, the principal bedroom has an en suite shower room and built-in wardrobe, and the other two bedrooms share the family bathroom. The price starts at £375,000.
Avant Homes is building a range of three-, four- and five-bedroom houses at Wilbur Chase, with prices ranging from £339,950 to £629,950, and owners of an existing home to sell with be delighted to find Part Exchange offered on selected plots. The standard specification across all homes includes things like bi-fold doors, exclusive open-plan kitchen designs, integrated appliances, Hive smart heating and off-street parking. Top-of-the-range of available homes is Plot 40, a large, detached type called ‘The Kelham’, which comes with integral double garage. The kitchen/dining/family room stretches across the width of the home at the rear, with a separate lounge at the front. Off the hallway are the utility room and WC, plus the useful cupboard under the stairs. The luxury continues upstairs, with five double bedrooms, two of which have an en suite and bedroom one having the bonus of substantial built-in wardrobes. The bathroom and two storage cupboards complete the layout off the landing.
‘Billington’ house type from Bloor Homes
Bloor Homes’ Fairham Green is a mix of two-, three- and four-bedroom houses and bungalows within walking distance of the centre of the village. Prices start at £340,000 for the two-bedroom ‘Billington’, which could be a perfect choice for downsizers looking for single-storey living. This home has two sets of doors to the garden – one from the lounge and the other from the kitchen/dining room. Both bedrooms are comfortable doubles, with en suite and fitted wardrobe to on. There’s a bathroom and off-hallway storage too, and this home comes with an attached single garage and driveway.
If you are an older buyer, a development from Churchill Retirement Living might also be of interest. Manor Lodge offers one- and two-bedroom private apartments with communal residents’ lounge, a landscaped garden and hotel-style guest suite. The developer has won many WhatHouse? Awards based on the thoughtful design and specification of its energy-efficient and low-maintenance homes as well as its customer and homeowner services. Prices here currently range from £265,950 to £384,950.
Radcliffe-on-Trent
Radcliffe-on-Trent is another large village just a few miles from Nottingham city centre, this one set off the A52, a useful road for links across the Midlands. The railway station offers services between Nottingham and Skegness, including stops at the likes of Grantham and Boston. The village offers its own good selection of shops and services, with golf courses, country parks and nature reserves within easy reach for those who love outdoor life.
William Davis Homes is active on the northern edge of Radcliffe at Prince’s Place, which will comprise some 400 properties with from two to five bedrooms. Prices right now range from £322,000 to £545,000. ‘The Beamish’ is an attractive family home with single garage, priced £460,000. There’s flexible living downstairs with a kitchen/dining room with utility room, and there’s also a lounge, plus another handy separate family room to the front. There are fitted wardrobes to both double bedrooms, an en suite to bedroom one, and upstairs is completely with two more bedrooms and a bathroom.
Fernwood Village from David Wilson Homes

Fernwood is around 10-minutes’ drive from Newark and it has an active new homes market for buyers attracted by the well-served town and the connectivity of the A1 and Newark’s stations. Both Lincoln and Nottingham are around 40 minutes away by road. With Chuter Ede Primary School being rated ‘Outstanding’ by Ofsted, young families will be especially impressed by what life here offers.
Barratt Developments – WhatHouse? Housebuilder of the Year 2019 – trades under the Barratt Homes and David Wilson Homes brands and both are building homes at Fernwood Village. Barratt’s three- and four-bedroom houses have starting prices between £249,995 to £399,995 and there are currently some significant deals on selected plots which are worth thousands of pounds in the form of upgrades and financial contributions. There are impressive mortgage cashback deals from David Wilson Homes on some of its homes, and first-time buyers will be delighted that there’s a final chance to use Help to Buy if they reserve by 31 October 2022. The ‘Wilford’, at £209,995, will only require a 5% deposit of £10,500. This semi-detached house type has a kitchen at the front, lounge/dining room at the rear, downstairs WC, two double bedrooms and a bathroom, and it comes with a driveway for two cars.
Allison Homes has begun off-plan sales at Kings Meadows, a development which is delivering a wide range of homes on the southern edge of the village. Currently available are the first three-, four- and five-bedroom houses from £250,000 but later phases are bringing one- and two-bedroom units too. Among today’s choices is an example of three-storey living in the form of the semi-detached ‘Cyprus’ house, which comes with a single garage. On the ground floor are the kitchen, utility room, WC and living/dining room; on the first floor are the luxurious principal bedroom with en suite and dressing room, a second double bedroom and the bathroom with separate walk-in wardrobe; and on the top floor are two more sizeable bedrooms. This appealing property starts at £319,995.
