Contribution Offer At North Yorkshire Scheme

House-hunters in Yorkshire can curb the cost of moving to one of the area’s most popular postcodes, thanks to an £8,000 contribution from developer Linden Homes.

Potential purchasers at Tara Fields at East Ayton, close to the coastal resort of Scarborough, can see off the January blues by reserving one of its popular new homes between now and 13 March 2022 in preparation for an early summer completion.

A selection of four- and five-bedroom detached homes is currently available at Tara Fields, with Linden Homes (part of Vistry Group) giving customers the chance to curb the cost of moving to selected plots in the coming months. The developer will contribute £8,000 towards moving costs and legal fees, subject to terms. In addition, Linden’s own Home Exchange and Smooth Move initiatives can help smooth move for customers with an existing property to sell.

Prices for open-market homes at Tara Fields currently start from £279,950 for the four-bedroom house type ‘The Goodridge’. On the ground floor are a living room at the front of the house and the kitchen/dining room with utility room, cloakroom and French doors to the garden at the rear. This house also has an integral garage. Three of the four bedrooms are doubles, one coming with an en suite shower room, and the first floor is completed by the family bathroom and the fourth bedroom, which could equally be a comfortable home office or hobby room.

Also available on selected plots at Tara Field is the Home Reach scheme which gives eligible house-hunters an opportunity to purchase a share of a new build home and pay a subsidised rent on the remainder. It provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

Home Reach properties here start at £75,980 for a 40% share of ‘The Eveleigh’. This price is based on a full market value from £189,950, which would require a minimum 5% deposit of £3,799. This has a kitchen/dining room at the front of the home, a living room at the rear, a downstairs WC, two double bedrooms (one with en suite), a single bedroom and a family bathroom.

‘The Mylne’ is a four-bedroom house also available through Home Reach. This has open-plan kitchen/dining room with French doors to the garden, a living room and cloakroom at the front. The largest of the four bedrooms has an en suite shower room, and the other three bedrooms share the family bathroom. A 40% share of this home costs from £111,980 based on a full market value from £279,950. This would require a minimum 5% deposit of £5,599.
