Posted 29 September 2023 by
Keith OsborneThe Hill Group, a multiple WhatHouse? Award winner, is launching a new collection of apartments, The Kestrel Building, on Saturday 30 September and its successful Marleigh development in Cambridge.
This new block sits in phase 2 of the development and will provide one- and two-bedroom apartments and two-bedroom duplexes with a landscaped podium garden. Select apartments provide direct access to the garden.
Internally, the homes deliver bright, contemporary living spaces, from kitchens with handle-less units and integrated appliances to tiled bathrooms with heated chrome towel rails and feature mirrors. Each apartment comes with underfloor heating via a communal air source heat pump. Flooring includes luxurious carpeting in bedrooms, large format tiles in bathrooms and Amtico flooring in living/kitchen areas.
The two-bedroom duplexes featuring principal bedrooms with en suite bathrooms and spacious wardrobes. Selected duplexes also offer separate study areas for home workers. There’s lots of natural light from terraces, balconies or both.
The Kestrel Building includes a secure cycle store for safe and dry bicycle storage and underground parking, subject to availability.

Green expanses across the development cover roughly the area of 44 football pitches, and there are other community-focused amenities too – Marleigh Primary School opened in September 2022, Monkey Puzzle is a children’s nursery and there will soon be a Co-op supermarket, R3form Pilates and authentic Italian deli Signorelli’s. The heartbeat of Marleigh is Jubilee Square, where most of the amenities can be found.
Priority has been given to pedestrians and cycling over cars at Marleigh, with generous cycleways and walkways. These new homes are just a 13-minute cycle ride from Cambridge city centre and a 16-minute ride from Cambridge railway station. Cambridge Business Park is also just 16 minutes away by bike, while Cambridge Market Square can be reached in 18 minutes.
Rebecca Littler, group sales and marketing director at The Hill Group, commented: “Homes at Marleigh provide a sought-after retreat from urban life while also making it easy for residents to access all the delights of Cambridge whenever they choose. We have included abundant green space, new cycleways, and other eco-focused features to support buyers who want to make greener lifestyle choices. The new apartments in the Kestrel Building will add to the range of excellent homes already charming buyers in the Marleigh community.”
In addition to the launch of these new apartments and duplexes this weekend, The Hill Group will be hosting an event on ways to buy on Saturday 21 and Sunday 22 October and opening two show homes (a two-bedroom apartment and a two-bedroom duplex) later this year.
Prices of homes in The Kestrel Building at Marleigh start at £329,950 for a two-bedroom apartment. Find out more at marleigh-cambridge.co.uk.
