Housebuilder’s Special Offers In West Midlands Region

There's a host of special offers worth thousands of pounds on Barratt Development homes across the West Midlands...

Barratt Developments – WhatHouse? Housebuilder of the Year 2019 – currently has offers on numerous new homes across its developments in the West Midlands which will save buyers thousands of pounds.

Located in popular towns and villages across the region, the developments are marketed under the well-known Barratt Homes and David Wilson Homes brands and will suit an array of requirements and budgets.

We look at a few examples and the kind of offers that house-hunters can enquire about on homes across Staffordshire, Herefordshire, Warwickshire, Shropshire and West Midlands. Buyers should act quickly though, as some offers are only on for a limited time. All are subject to terms and conditions that can be explained by the sales advisors.

Deposit Boost

One of Barratt Developments’ most popular incentives is Deposit Boost, where the housebuilder makes a major contribution to the deposit on the new property, not only meaning the buyer will need less in their savings account but also being a way of reducing the mortgage needed.

One of the largest of these deals right now is at Aston Grange in Upper Lighthorne, Warwickshire. The house type is the ‘Radleigh’, priced at £489,995 and the Deposit Boost offer on this property is £17,000. Not only this, it comes with kitchen and shower package upgrades included. This four-double-bedroom detached home has an open-plan kitchen/family dining room, separate lounge, dedicated study and detached single garage. The development offers a range of two, three- and four-bedroom homes starting at £255,600 and a number of plots have a Deposit Boost offer.

Heritage Grange, Lighthorne has three- and four-bedroom house types for sale from £315,000 to £495,000. One is the ‘Kennett’ on Plot 33, at £355,000, which is David Wilson Homes’ Home of the Week and right now comes with a 5% Deposit Boost worth some £17,750. With a single garage and private parking for two cars, this three-storey house has a lounge with feature bay window at the front, kitchen/dining room at the rear, two double bedrooms and family bathroom on the first flor and a top floor dedicated to a large master bedroom with en suite shower room.

‘Maidstone’‘Maidstone’ house type

Elborough Place is in Rugby and currently has a variety of three- and four-bedroom homes for sale, with an array of buyer offers across different plots. An ideal choice for first-timers is the ‘Maidstone’, a very popular house type. Plot 281, at £285,995, comes with a £10,000 Deposit Boost and an upgraded kitchen/dining room which opens out to a south-facing garden. There’s a lounge at the front of the home, two double bedrooms (one with en suite), a single bedroom and family bathroom. This mid-terrace home has two parking spaces.

Fradley Manor is in Lichfield and currently has four-bedroom homes for sale from £334,995. Show homes were recently opened here, a great opportunity to get a first-hand look at the quality of build and specification, look at options and upgrades and be inspired by up-to-date interiors trends. The ‘Hale’ is a detached property with integral garage. Priced at £424,995, it current comes with a £10,000 Deposit Boost offer. The lounge is at the front, the kitchen/dining room and utility room at the back, four double bedrooms (with en suite to bedroom one) and a family bathroom.

In Tamworth, Dunstall Park currently has a host of two- to four-bedroom house types for sale, with prices from £234,995 to £409,995. The ‘Kingsville’ on Plot 448 is priced from £323,995 and comes with a £5,000 Deposit Boost. This semi-detached house has a kitchen/dining/family room and study/fourth bedroom on the ground floor, a lounge and en suite double bedroom on the first floor, and two more double bedrooms and family bathroom on the second floor. The home comes with two parking spaces.

The Moorings is a canalside development in Hillmorton, Warwickshire, with three- and four-bedroom houses starting from £354,995. At £365,995 is the ‘Cannington’ on Plot 4, a townhouse with two parking spaces and a Deposit Boost offer of £10,000. Downstairs is a study and a kitchen leading through to the dining/family room, which comes with glazed bay to the south-facing rear garden. The first floor has the family bathroom along with a single bedroom, and a lounge with Juliet balcony, while the top floor has two double bedrooms, one with en suite.

Deposit Boost is not exclusively for houses – it’s also being offered on a number of apartments at Berrington Place, a development in Highgate, Birmingham, where prices starting starting at £255,500. Among them is Plot 456 on the second floor. Off the welcoming hallway is some useful storage space, an open-plan kitchen/dining/living room, a bathroom and two double bedrooms, one of which has an en suite. Reading to move into and coming with a single parking space, this property is priced at £270,000.

Stamp Duty Paid

Stamp Duty is a ‘must-pay’ tax on home purchases that works across a range of price bands and can amount to many thousands of pounds. Having someone else pay it for you could give you an extra budget for upgrades, furniture – even a well-earned post-move holiday!

There are only six homes still for sale at St Catherine’s Grange in Ledbury, with four-bedroom houses ranging from £420,000 to £520,000. The ‘Avondale’ is Home of the Month here, priced at £480,000, and on reservation before 28 February 2022, David Wilson Homes will pay the buyer’s Stamp Duty – a deal worth £14,000. Furthermore, this house comes with an upgraded kitchen-diner with integrated appliances worth £3,000. This house type also has a lounge with French doors to the garden, a study, an en suite to one of the four double bedrooms and a family bathroom with separate walk-in shower. Outside there’s a single garage plus off-street parking for two cars.

Part Exchange

For homeowners moving up the property ladder, the hassle of selling their current home can be uncertain, worrying and expense. Part Exchange takes away all that – on agreeing a price, the housebuilder becomes a ‘cash’ buyer, removes the need for an expensive estate agent and the moving day is arranged for when the new home is completed – so eliminating the chance you might have to get some temporary rental accommodation before moving in.

The Grove at Doseley Park is in Coalmoor, Shropshire, and at over 50% sold, currently has some four-bedroom homes for sale. A new phase launches soon. There’s one of the current collection available through Part Exchange with David Wilson Homes and it’s called the ‘Exeter’. This is priced from £380,000 and comes with integral single garage and private driveway. The living room at the front comes with a feature bay window and the kitchen/dining room at the rear comes with a attractive glazed bay which incorporates French doors to the south-west-facing garden. The utility room has its own door to the garden. All of the bedrooms are doubles and bedroom one has an en suite shower room, the others sharing the family bathroom and walk-in shower.

In Tamworth, David Wilson Homes has seen the final phase seeling fast at Dunstall Park but there are still a few three- and four-bedroom homes for sale, starting at £334,995. Among them is the ‘Ingleby’ on Plot 114, on the market for £360,995. A detached house with south-facing garden, a garage, and parking for two cars, there’s a kitchen/dining room, separate lounge, two double bedrooms (one with en suite), two single bedrooms and a bathroom. For those who want to learn more about it, there’s a show house of this type on the site.

‘Lutterworth’‘Lutterworth’ house type

Movemaker

Movemaker is a helpful scheme offered by Barratt Developments where they can take some of the hassle from selling a home. You agree a price to sell at and the company deals with the estate agents for you through he selling process – and pays their bill at the end of it all.

Poppy Fields currently offers two-, three- and four-bedroom house types in Uttoxeter, with starting prices ranging from £219,995 to £322,995. Top-of-the-range and available through Movemaker right now is the three-bedroom ‘Lutterworth’, a detached house which comes with a single garage and two parking spaces. Both the loung and the kitchen/dining room have French doors to the garden. Bedroom one has an en suite shower room, while the other single and double bedrooms share the family bathroom.
