Help To Buy Opportunity On Detached Homes In Wrexham

Anwyl Homes is reminding buyers that it has brand new detached housees in Llay which are still available with the original version of Help to Buy Wales ahead of changes to the scheme from 1 April 2021.

Until the end of March (to qualify for the current Help to Buy Wales scheme, the application needs to be approved by Help to Buy Wales by the 31 March 2021), Help to Buy Wales equity loans can be used to purchase a new build home priced up to £300,000, providing it will be built by 23 December 2021.

On 1 April 2021, the price cap for new homes reserved with Help to Buy Wales will lower to £250,000, and the new scheme is open only to first-time buyers.

Under the scheme, buyers receive an equity loan from the government for 20% of the purchase price and should only need a 5% deposit and a 75% mortgage from their lender of choice – a vital helping hand in affording to get onto the property ladder. Crucially, the government-backed loan is interest free for the first five years.

Three detached four-bedroom homes are currently available at Anwyl’s Maes-y-Rhedyn development in Llay, for families who may be in search of more space or room to grow.

Graeme Gibb, sales director for Anwyl Homes Cheshire and North Wales, said: “Help to Buy Wales has proved to be a lifeline for many homebuyers in North Wales who need more space but would otherwise have been unable to save for a large deposit. While the scheme will still be available after 1 April, the price cap is coming down to £250,000.

Maes-y-Rhedyn“For now, we can offer the four-bedroom detached ‘Farndon home’, priced from £272,995, with Help to Buy but applications must be approved by 31 March 2021 by Help to Buy Wales. It features an open-plan kitchen and dining room that spans the rear of the property. The Farndon also has a bright separate lounge and a downstairs cloakroom. Upstairs are four generous bedrooms, including a main bedroom with en suite shower room and fitted wardrobes, and a family bathroom.”

Maes-y-Rhedyn is located in the semi-rural village of Llay, around five miles from Wrexham and 10 miles from Chester, which each boast a range of high street shops, bars and well regarded restaurants, to be enjoyed again once rules allow. Llay itself offers a scenic location, surrounded by open countryside yet it is close to the A483, A55, M53 and M56 for easy travel to the rest of North Wales, Liverpool and Manchester.

There is green space to enjoy at nearby Alyn Waters Country Park with its wooded walks, open grassland, riverside trails and adventure playground, while good local schools include Park Community Primary School and Castell Alun High School.

Prices at Maes-y-Rhedyn are from £234,995 for a three-bedroom semi-detached home up to £272,995 for a four-bedroom detached. The sales centre is still open for pre-arranged viewings and virtual appointments during lockdown.
