Lots Of Choice For Nottingham New Homes House-Hunters

Buyers today will find an impressive range of brand new homes for sale in and around the city of Nottingham...

Nottingham is an excellent example of a Midlands city, with its own distinguished character and heritage, and the advantage of being within easy reach of its neighbours and many other parts of the UK.

The city has seen some high property activity over the last year and a host of new build developments in and around the city are supplying options to house-hunters across different budgets and priorities for the homes they want.

We’ve taken a look at the Nottingham new homes market today.

There’s only one home currently available at Trent Basin, with Phase 2 at an end and construction underway on Phase 3 for completion next year. A show home will be opening in the Spring which will give potential buyers a first-hand look at the designs and specification of these ‘fabric-first’ homes that focus on a low-energy, low-carbon footprint.

Plot 19 is the current ‘showstopper’. It’s a three-storey, three-bedroom homes on a riverside location with views over the Trent and a nature. There’s an open-plan kitchen/dining/living area with doors onto an enclosed patio area facing the water, downstairs WC, two double bedrooms and family bathroom to the first floor and the en suite master bedroom with the enclosed winter garden to the second floor, also accessible from the landing.

The restoration and conversion of a Grade II listed rectory building into separate homes, and the build of new executive properties within its grounds in sought-after Clifton Village, are progressing well, with two houses now sold and five available to purchase. Rectory Mews is the work of Tomlinson Homes and is on a site which dates back to the mid-1700s, with the old building a Georgian style with south-facing garden.

Once finished, Rectory Mews will comprise four luxury homes within the Old Rectory building, each with its own entrance, outdoor space and garden, and within the beautifully landscaped grounds, three more new properties with garden-facing elevations, accessed through a private gated driveway. All three of the new build houses are for sale, two with five bedrooms and one with six.

Bovis Homes has introduced a special offer at Edwalton Fields, its development in the south of the city. On reservations until the end of January 2021, the company will pay up to £600 a month towards the mortgage for 12 months to give you buyer some financial peace of mind.

The development has terrace, semi-detached, and detached homes available with two, three or four bedrooms. Prices range from £246,995 to £469,995 for the homes at full market price. However, there’s the ‘Spruce’ three-bedroom, semi-detached house type which is available via the Home Reach part buy-part rent initiative, where 50% can be purchased and a rent paid on the remainder, with the option to purchase more when it can be afforded. The starting price for a 50% share is £167,498.

Edwalton is under six miles from the city centre but has its own local shop, post office, pharmacy and schools, as well as green space and a golf course. It’s a well-connected area, with major roads close by to a host of towns and cities particularly reachable including Lincoln, Grantham and Leicester.

Agent FHP Living is marketing Bridgford Place on behalf of developer Buildwell Developments, which is providing 30 apartments located a stone’s throw from West Bridgford’s Central Avenue. All six one-bedroom apartments are sold, and just seven two-bedroom units remain for sale. The first residents are already moved into the four-storey building with landscaped gardens, now completed.

Case study: Chloe

Technical consultant and first-time buyer, 22-year-old Chloe is the very first person to have made the move to Pelham Waterside in October and loves her new three-storey, three-bedroom semi-detached ‘Mapperley’ style home.

“I’d been looking to buy somewhere in Nottingham for a while and Pelham Waterside was perfect. Lots of new builds tend to look the same, but this one is different, so much more contemporary. It’s really modern, I really liked the unusual brickwork and panelling and the big windows, especially the corner ones, as they let in so much natural light.

“The dual aspect in the top floor bedroom means that I can see the sun rise one way and then set the other side. I can’t wait for the summer so I can get out on the roof terrace. Plus, with me working from home, the office is a real lifesaver, as I’ve been working in a back bedroom of my family home for the last six months.”

Chloe moved back to live with her family in Kimberley, Nottingham after renting a flat down south with an ex-partner. During lockdown Chloe was able to save a significant amount of money, which would usually have been spent on her passion for music festivals and holidays.

I’m really keen to pay it back as soon as possible and have full ownership, so that I can maybe rent it out one day and go travelling for a while. We’ll see – it’s just great to have a place of my own and options for the future.”
