New From Hertfordshire’s Busy New Homes Market

Posted 28 October 2021 by Keith Osborne

We share some of the current stories for house-hunters from Hertfordshire's active new homes market...

Hertfordshire is a well-connected county with an appealing mix of bustling towns, quiet villages and extensive unspoilt countryside. It is proving to be an appealing place to live for a real spectrum of buyers and budgets, such as first-time buyers, those looking to upsize to a luxurious family home, to downsizers looking for a modern, low-maintenance property.

We take a look at some of the county’s latest new homes news.

There’s an opportunity to move into a new home before Christmas at Meridian Gate in Royston, available through the Home Reach initiative. It’s a development just 16 miles from Cambridge and the local station offers regular services into London – great for work or pleasure.

Home Reach is a partnership between housing provider heylo and a number of housebuilders across England which gives buyers who meet the eligibility criteria the opportunity to ‘part buy-part rent’ a brand new home. You can purchase a share of a new build home (usually starting at 50%) and pay a subsidised rent on the remainder, with heylo as the landlord. The scheme is offered on selected plots at a development and provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

The ’Eveleigh’ is a three-bedroom house which has a fully fitted kitchen/dining room at the front, a spacious living room with French doors to the garden. There’s also a downstairs cloakroom and storage under the stairs. On the first floor, two of the bedrooms are doubles (with en suite to bedroom one) and there’s also a single bedroom and family bathroom. Through Homes Reach, you can buy a 50% share from £202,000 (full market value £403,999), requiring a minimum of 5% deposit from £10,100. Find out more about Meridian Gate from Home Reach.

‘Abbeydale’ ‘Abbeydale’ at Sawbridge Park

Sawbridge Park is a David Wilson Homes development in Sawbridgeworth where there’s currently a range of three-bedroom homes for sale starting from £505,000. This site is within walking distance of everyday amenities, yet surrounded by idyllic countryside. You'll be close to highly rated schools and excellent transport links by road and rail.

Some 40% of the development dedicated to open space, while for specification, all homes currently released for sale benefit from a garage and electric vehicle charging point. Buyers are invited to ask about Part Exchange, a way of removing the hassle of the property chain thanks to the housebuilder acting as a cash buyer for your existing home.

The is a special offer on Plot 24 here right now. The ‘Abbeydale’ is priced from £545,000 and is a detached three-bedroom home with integral garage, There’s a spacious lounge at the front of the house and the open-plan kitchen and dining room to the rear, with double doors to the garden. There is also a separate utility room. Upstairs you'll find three double bedrooms, the main with its own en suite. There’s also a modern family bathroom with bath and separate shower.

This plot comes with upgraded kitchen with integrated appliances and upgraded main bathroom and David Wilson Homes is currently offering to pay Stamp Duty on this home, saving the buyer up to £17,250. Find out more about Sawbridge Park.

Hillside HouseHillside House

Developer GRIGGS has seen success at its Hillside House in sought-after Radlett since its launch earlier this month. The busy opening weekend drew a wide range of buyers keen to see these new homes for the first time. It’s a four-storey collection of just 14 apartments situated in a quiet residential setting on the corner of Beech Avenue and The Drive, within walking distance to Radlett’s high street and mainline station. Homes here bring a new level of luxury to living, combining unparalleled comfort with life-enhancing technology.

Mark Johnson, sales and marketing director for GRIGGS, commented: “We have been delighted with the response and the rate of sales we have achieved at this development. We have reserved three since we launched and have strong interest in others. The majority of buyers and interest has been from downsizers from the local area seeking a smaller home with less upkeep and all mod cons.”

The open-plan living design creates a sense of space and the homes come with RotPunkt kitchens complete with Miele integrated appliances, contemporary bathrooms and en suites to the master bedrooms, a range of high-quality flooring throughout and bespoke fitted wardrobes to the master suites. The apartments all benefit from private underground parking, with lift access to every floor, and feature private gardens, balconies, or terraces direct from the car park basement. Internally, the two-bedroom, two-bathroom spacious apartments range in size from 1,121 sq ft to 1,628 sq ft, with two penthouses on the fourth floor.

Prices for the remaining homes start from £900,000. Find out more at www.griggshomes.co.uk.

The sizeable main bedroom has an en-suite bathroom, whilst the three further bedrooms share a family bathroom. Residents will also benefit from a private garden and garage.

David Brown, managing director at Crest Nicholson Chiltern, commented: “With only one house remaining, it’s the last chance for prospective homeowners to buy at Lancaster Grange, our popular development in the desirable town St Albans. This is the ideal opportunity to join existing residents in Lancaster Grange’s established community and enjoy the best of modern living with all the amenities you could need right on your doorstep.

A Guide To Part Buy Part Rent
With Home Reach you buy a share of your chosen newly built home and pay a monthly rent on the part you don’t buy. Your budget will decide the size of the share you buy, rather than the size of your home. So, you might decide to buy a bigger share of a lower priced home or a smaller share of a more expensive home.
