Lots To Consider For House-Hunters In Derbyshire

If you’re looking for a home in Derbyshire right now, you have plenty of brand new homes to consider, suiting a wide range of requirements and budgets.

Derby itself is a very well-served and well-connected city, while those looking for a more rural setting are spoilt for choice in this county.

If you have a home to sell, some recent research suggests you could be in luck. Estate agent comparison site GetAgent.co.uk, has published figures which revealed that the average homeowner in England achieved 96% of asking price in 2020, with the East Midlands having the second-highest figure (96.6%). And on a region-by-region list, North East Derbyshire came fourth, with 98.4% of vendors getting the price they were seeking.

Whether you’re already on the property ladder or looking for a first home, there are some excellent current opportunities to consider in Derbyshire.

Nightingale QuarterNightingale Quarter

CastlewardCastleward

Compendium Living has a special offer at Castleward, close to Derby city centre. The regeneration specialist is treating buyers to £1,500 towards its Inspirations Range on selected plots reserved before Sunday 31 January 2021 (terms and conditions apply). The Inspirations range allows homeowners to start customising and adding personal touches to kitchen, flooring, tiling and more, before they step over the threshold, subject to build stage.

Castleward is a collection of two- and three-bedroom homes and apartments, situated on Liversage Street. A range of two-bedroom, fully fitted, open-plan apartments are ready to move into now in Hardwick House, priced from £135,950. First-time buyers will be able to benefit from the new version of the Help to Buy: Equity Loan scheme.

TreetopsTreetops

There are only two properties remaining for sale at Treetops, a development by Best Medium Housebuilder William Davis Homes that has proven to be very popular for new and experienced homeowners. Just a mile from Matlock, it has an enviable location at the edge of the Peak District. The homes here have been designed with features such as slate roofs and stone facings so they blend in perfectly with the surroundings.

One of the properties is the three-bedroom, semi-detached ‘Morley’, which has a living dining room with French doors to the garden, a separate kitchen, downstairs WC, two double bedrooms (both with built-in wardrobes) a single bedroom and a family bathroom. It is priced at £239,000.

The 'Kennett' at Ramblers' GateThe 'Kennett' at Ramblers' Gate

David Wilson Homes is preparing to assist first-time buyers by offering the new version of the government’s Help to Buy scheme on homes at Rambler’s Gate in Ashbourne. Under new rules, each region has its own price threshold based on average prices – in the case of the East Midlands, this is £261,900. Right now, Plot 11, the ‘Kennett’ house type, is priced at £259,995. It is set over three floors, has three double bedrooms (with en suite to the principal bedroom), a kitchen/dining room and separate lounge with feature bay window. It also comes with two allocated parking spaces. For a close look, there’s a ‘Kennett’ show home open by appointment just 14 miles away at Shepherd’s Rest in Burton-on-Trent.

David Wilson Homes also runs its own homebuyer initiatives. House-hunters can enquire about its Movemaker and Part Exchange schemes, both aimed at removing the hassles and costs of selling an existing home and it is also running a special scheme for NHS workers, which could save them up to £15,000 on the deposit for a new home at any of the housebuilder’s developments.

Case study: the Gangisetty family

A family of three is enjoying their first garden having previously lived in a one-bedroom apartment in Derby city centre. Srikanth and Mamatha Gangisetty, originally from India, moved into their new home at Barratt Homes’ Highfields community in Littleover, securing a property with more space and a garden for them and their eight-month-old son, Saisamik, with a three-bedroom detached ‘Morpeth’ style property.

Srikanth said: “We didn’t have a garden in our previous home so we’re really making the most of our own outdoor space. I’ve been able to work from home in the garden whilst enjoying the sunshine and it’s provided much-needed downtime for us as a family. It’s also been nice to have my own room inside the house to work without disturbance, as in our apartment Saisamik would be sleeping in the same room.

The Gangisetty familyAfter cutting out holidays to save up for their family home, Srikanth and Mamatha had the future in mind when selecting Highfields due to the plans in place for a new purpose-built school onsite.

“We’ve got a number of close friends who also live at Highfields so we’d already heard great things and our experience of moving was great from first placing a reservation to the aftercare services. At one point I was a bit nervous about the housing market during the pandemic, but we’ve been reassured by Barratt Homes throughout the process and the communication has been fantastic.”

While Barratt at Highfields is now sold out, close by is a current selection of three- and four bedroom properties available at Barratt Homes’ Mickleover development, priced from £277,995.
