Near Sell-Out Of Phase 1 At Major Derby Development

Wavensmere Homes is close to selling out the first phase of 125 homes at its major Nightingale Quarter development in Derby.

The housebuilder saw a peak of buyer interest and sales in August as it got subcontractors back on site and progressed quickly to get the new homes taking shape.

James Dickens, managing director of Wavensmere Homes, said: “What’s been really important to us is that buyers have felt safe when wanting to purchase a property. We have been working closely with our agents Ashley Adams who are based in the city centre, in ensuring that if people visit their offices, they have the space and the top digital resources on hand to do this.”

Hannah Kelham, head of new homes for Connells Group, said they only had six properties remaining from Phase One of the build, which will total 125 two- and three-bedroom homes, before the second phase is released later this year.

“We have worked closely with James and his team to ensure that safety has been our top priority when clients come and see us. There are not only virtual tours on offer, but we also have a separate large space within our office that they can come and view our presentation on the development, and this has made a huge difference for buyers,” she added.

Last month, Hannah also revealed demand for properties had rocketed up by 250% in comparison to last year, which she believed was down to the Help to Buy incentive and also the government’s Stamp Duty Break for all properties under £500,000.

“Derby in particular is a hub of industry and confidence is high within the city, which has such great links to the rest of the country. It really is a positive sign for the region that this new development is doing so well,” she said.

The cost of homes for a two-bed property at the site starts at £191,000 and for a three-bed property, £220,000. These will be complemented by things such as cycle routes, an open-air gym and fitness area, children’s play areas and planting throughout the 18-acre site. The infirmary’s iconic pepperpot buildings will be retained for community use, with residents having access to numerous facilities including a café, gym, exhibition space and meeting rooms.
