Northamptonshire Schemes Keeping Housebuilder Busy

Posted 19 January 2021 by Keith Osborne

Barratt Developments is building on numerous developments across Northampton which will suit many budgets and requirements...

Barratt Developments, a winner at the WhatHouse? Awards in 2019 and 2020, is seeing a lot of activity at its developments across Northamptonshire under its Barratt Homes and David Wilson Homes brands.

There are a final few homes remaining to sell at The Wickets in Earls Barton, with 90% of the David Wilson Homes development now sold. There’s real variety in the available homes, everything from a three-bedroom terraced house to a five-bedroom, three-storey detached house. Prices here range from £264,995 to £414,995.

Jason Hearn, sales director at David Wilson South Midlands, said: “We are delighted to announce that due to the success of the development, this is the last chance to buy at The Wickets. With homes that are expertly crafted and featuring contemporary open plan layouts that are perfect for modern living, it’s no surprise the development has been a property hotspot for a variety of buyers.”

The development has an array of local amenities on its doorstep including local shops, a chemist and a post office which are within walking distance. There’s also a recently launched onsite cricket pitch. There’s a range of sought-after primary and secondary schools in the area.

With the reduced need for many people to ever have to consider a five-day-a-week commute again, the housebuilders have both seen a number of buyers seriously hunting for a value-for-money home a long way out of London but with an easy journey there when needed. Northamptonshire’s villages are proving very popular for this as they are typically cheaper than nearby stations such as Kettering or Market Harborough.

Hearn commented: “We’ve seen a huge spike in interest in our rural Northamptonshire developments. Overstone Gate, ticks so many boxes that we’re not surprised we are consistently filling appointment slots day in, day out. Having a wealth of amenities on the doorstep seems to be very important. We noticed this with the level of interest The Avenue in Moulton was receiving.”

Another development that is well placed for travelling to the capital is Glenvale Park in Wellingborough, where rail services to London St Pancras station take under an hour. Three- and four-bedroom homes here are priced from £274,995 to £334,995 and are currently being marketed from the Bertone Gardens development in Barton Seagrave.

Plot 65 at Glenvale Park is a three-storey ‘Oakley’ house type currently being sold with a £3,000 deposit boost if reserved this week.

At The Nurseries in Thrapston, David Wilson Homes has just released a new collection of four-bedroom houses, priced from £381,995 to £398,995. Buyers may be reassured of build quality with site manager Gary DuPille, who has worked on the site from the very start in December 2017, winning a prestigious NHBC Seal of Excellence Award last year, the latest of many he has received for his standards of work.

Gary said: “It feels absolutely brilliant, this is the award I really wanted and I am beyond happy and very proud to be part of a very accomplished group of managers. Winning a Seal of Excellence certainly makes you stand out from the crowd and has left me keen to win more!”

This development is within walking distance of the town and has an Ofsted-rated 'Good' nursery as well as Thrapston Primary School just a short walk away. It’s a 15-minute drive to Rushden Lakes Shopping Centre. There’s easy access to the A14, A45, A605 and A1 and commuters can choose services from Huntingdon, Kettering or Wellingborough.

David Wilson Homes has released plans for a brand new development of 68 homes on Telstar Way in Duston. This will consist of three-, four- and five-bedroom traditional properties situated a short walk away from a bakery, a florist, a tea room, pubs, restaurants, and supermarkets. Harlestone Firs Forest is just three miles away and is the ideal place for relaxing dog walks. As well as this, residents will be located just two miles west of Northampton’s Town Centre.

John Dillon, managing director at David Wilson Homes South Midlands, said: “We’re really excited to launch this new Northamptonshire development and it is great to be delivering much needed homes to this sought-after area. We have had sales success at our nearby developments The Avenue and Overstone Gate and we are now excited to contribute towards the local community and watch it begin to flourish.”

At Overstone Gate, archaeologists have uncovered the biggest Anglo-Saxon cemetery ever found in Northamptonshire. The cemetery and associated settlement in Overstone were themselves sited upon an earlier Bronze Age round barrow with potentially unique mortuary structures.

The excavations were funded by the housebuilder as part of their pre-construction planning requirements. Museum of London Archaeology (MoLA), an expert archaeology firm, were appointed and overseen by RPS Consulting – archaeological consultants to Barratt and David Wilson Homes. Over the course of 12 months the archaeologists undertook detailed excavation and recording across a total of 15 hectares. This revealed 154 Anglo-Saxon burials, many containing gravegoods including weapons, beads and brooches.

Simon Mortimer, archaeological consultant for Barratt and David Wilson Homes, said: “The true impact of developer funding for archaeological work is never more apparent than on sites like these. These are ‘once a lifetime discoveries’ for the archaeologists on site and none of this was known about before we started on site. This is huge advance in our understanding of two key periods in the history of Northamptonshire – the Bronze Age and the Saxon periods and there is a unique story to tell which links populations across 3000 years.”

With two-, three- and four-bedroom houses priced between £248,995 and £531,495, find out more about available homes at Overstone Gate from Barratt Homes and David Wilson Homes.
