Wide Appeal For Housebuilder’s New Homes In The North West

We speak to Heather, a senior sales advisor from Laurus Homes, about the company and its developments in the North West...

Heather from Laurus Homes tells us about a range of developments in the North West and about the quality and customer service buyers can expect.

Please tell us a little about Laurus Homes and your role?

I’m Heather, a senior sales advisor here at Laurus Homes. I’m responsible for Saxon Fields development in Chorley and I also support the other sales advisors with their developments and best practice. Laurus Homes is a profit-to-purpose housebuilder and our philosophy is a home for everybody, as we feel passionate about creating dream homes across the North West for every type of customer, no matter their situation. We offer homes through outright sale and Shared Ownership as an alternative way to get onto the property ladder.

Where are you selling new homes at the moment, and what range of properties are there for sale?

We have a wide range of properties available across the North West; we’ve got two-, three-, four- and five-bedroom homes at Whalley Manor, in the picturesque area around Clitheroe. All the way to three- and four-bedroom homes at our Earlsbrook development, which is nestled on the boundary of Delamere Forest, which is beautiful. We are also building at D’Urton Grange in Preston, Hollins Green in Forton, and Weaver Meadows in Winsford.

What standard specification do you provide and do you offer options/upgrades?

At Laurus Homes, we have put a lot of thought into the specification that comes standard in all of our homes. Our homes come with contemporary fitted kitchens provided to us by Symphony, and we offer the Urban Range as standard which includes a choice of kitchen doors and worktops. We offer a range of Porcelanosa tiling in bathrooms and wet areas, we turf our rear gardens as standard and some of our developments also have electric vehicle charging points which come as standard, so there is no extra charge on those. We currently do not offer options or upgrades in terms of kitchens and bathrooms because our specification has proven very popular with our customers, as we have a wide range already available at no extra cost for the customer. We do offer customers flooring as an upgrade though, which includes carpet and Amtico.

Are you seeing interest from particular buyer groups?

Across our developments we have a wide range of customers There is really no ‘one size fits all’ that we found. We also found that with the house types that we offer currently, designed specifically for those developments, that it’s a range of customers, from first-time buyer looking to get their foot on the ladder, to downsizers who have had all their children leaving the home and their looking for something smaller for their new lifestyle all the way to growing families.

What differentiates Laurus from the competition?

I would say one thing that differentiates Laurus Homes from our competitions is that we are a profit-to-purpose housebuilder, so any profits made from the sale of homes at our developments we take that money and re-invest it back into the local communities either through the Laurus Homes communities investment fund or into social-value outreach programmes in the local area.

Buying a home can be a stressful experience – how does Laurus Homes help minimise buyers’ worries?

Whether you’re a first-time buyer or experienced homebuyer, moving house can be stressful. I would say that here at Laurus we try and be really transparent with our time frame, we try and guide you as much as we can do during the process, so helping you understand how long solicitors can take we also have targeted exchange deadline from reservations. We work to a time frame of six weeks for exchanges, and the sale advisors are on hand to help you with any questions that you have at any point on your journey, not just pre-reservation.

What are your top reasons for buying a new build home?

I would say that my main reason for buying a new build home is that you get a blank canvas, so you will not have anyone else’s paint choices allowing to you really envision what you want to do with the space from the moment you move in. Another, reason why new homes can be more popular is that they can be more energy efficient than resale houses, as they have been built using the newest technology and to the latest standards.
