Buyers At Tooting Site Attracted By Choice, Energy Efficiency And Surroundings

We speak one-to-one with Nadia Yousif, who is sales manager at Springfield Place, a growing and successful Barratt London development in Tooting.

As the sales manager you launched Springfield Place in April 2021 – how has this development been progressing?

Bluebell House was our first phase, a collection of one- and two-bedroom apartments which we released from a temporary sales cabin on site. It sold very well and completed in August 2022. The next building, Buttercup House was released, sold and completed soon after.

Foxglove House, a collection of larger one-, two- and three-bedroom apartments then completed December 2022.

What's available to buy right now?

We have launched Rose House and Cornflower House, mix of one- and two-bedroom apartments alongside our two- and three-bedroom houses. For the apartments, prices start from £478,000 for a one-bed, then £612,000 for a two-bed and for the houses, two bedrooms are £798,000 and three-beds from £964,000.

What kind of buyers has this development been attracting?

This area is a hotspot for young professionals and first-time buyers. The apartments have appealed to single buyers and couples, and the houses have attracted a variety which include families. Many are local and know the area but we also attract buyers priced out of nearby Battersea, Clapham, Balham, Wandsworth and Putney.

What is it about Tooting and Springfield Place that is inspiring people’s interest here? Tooting’s largest upcoming development is Springfield Village, which will transform the Springfield Hospital site on the corner of Burntwood Lane and Beechcroft Road into a new neighbourhood. There will be a new 32-acre park within the development – the largest created within the city since 2012. Homes surrounding iconic London parks command a premium when compared to the wider boroughs they are located within. Only a few miles south-west of central London, Tooting has excellent transport links with some of the lowest tax rates in the country. The area has great nearby schools and a family-friendly vibe. The development will include a new supermarket a restaurant, gym and primary school. Parking is available on selected plots with two parking spaces and EV charging points included with three-bedroom houses.

There’s a hospital here too?

The old hospital, originally built in 1841 used to have 2,000 beds, which has now reduced to 200. We’ve worked with the NHS Trust so it's part of the community, and made the architecture fit in well.

Are energy efficiency and the environment also important here?

A big thing with our buyers is how much they can reduce and save on their utility bills. You could save up to £2,763 per annum buying a new build compared to the surrounding Victorian built versions This is the reason we ensure our new build homes are thermally insulated to help keep the warmth in and costs down and we install argon-filled double glazing as standard, which allows the heat from the sun in whilst minimising heat loss. This means you could enjoy lower energy bills, whatever the weather, with your brand new home being up to 63% cheaper to run, meaning you could save and lower the cost of your energy bills. With properties here having a high (EPC) Energy Performance Certificate rating of A or B. The certificate is a guide to how energy efficient a property is. Bands range from A to G, with A being the most energy efficient.

With wildlife in decline, it’s also important that we consider nature and the environment with every home we build. That’s why we have partnered with the RSPB, the UK’s largest nature conservation charity since 2014. Together we ensure that nature and wildlife are incorporated into our developments and communities. Throughout the development we have planted various shrubs and trees and included bird boxes, bird baths and many other elements to encourage different species of wildlife to thrive. To help minimise car ownership, we’ll have three Zip cars for hire too.

You showed me earlier a little selection of some of the upgrades and options available. What sort of things can people choose from?

Once you have chosen your Barratt London home, there are still some exciting decisions to make to personalise your home’s interiors. One of the key advantages of a new build home over an older property is that it offers a blank canvas. You can start making it yours and make changes to suit your taste. You could select from a range of optional extras. You have a standard kitchen but may want to invest in upgrading to siltstone worktop and glass splashback. You can choose to add optional extras such as vanity cabinets, mirrors and wardrobes. These are just some of the choices you can make.

What’s more, from the moment you move in, your new home is protected by 10-year NHBC Buildmark as standard and comes with a comprehensive two-year warranty that covers most of your fixtures and fittings and much more. For further assurance, we have been awarded the maximum five stars from the Home Builders Federation and are the only housebuilder to achieve this every year since 2010. This means that over 90% of our homeowners would recommend us to their friends and family.

What sort of buyer incentives do you offer?

We have a variety of schemes to help you move. From Part Exchange, to Deposit Unlock, where Barratt will assist you to purchase a home priced up to £750,000 with a 95% mortgage. Another is Deposit Boost – if you have a 10% deposit, we can top it up by a further 5%. We also offer a scheme to key workers with a deposit contribution scheme of up to 5%.
