City & Country has restored and converted The Playfair into a range of stunning apartments, and WhatHouse? takes a tour of its show home...

The Playfair at Donaldson’s is an outstanding building of palatial elegance. With its majestic character and architectural heritage it is recognised as one of the most important buildings in Edinburgh.

Built in the mid-nineteenth Century, The Playfair building was designed by eminent Scottish architect, William Henry Playfair, in the style of an Elizabethan Palace. Now, award-winning heritage developer City & Country has extensively restored and converted The Playfair into a range of breathtaking apartments. The Category A listed building offers beautifully restored apartments in a wide variety of sizes, from studios to three bedroom residences. Each property retains many of the building’s original historic features and impressive proportions.

Properties benefit from a contemporary specification, generous ceiling heights, underground parking, full use of the maintained grounds and a convenient concierge service. The sleek, contemporary design of the apartments provides a striking contrast to the building's historic exterior.

The Playfair at Donaldson's (City & Country)Kitchen and living room: This luxurious living space features a bespoke corner sofa and matching three seater sofa in plush mineral velvet, creating a large seating area ideally suited for socialising. The calm colour scheme of mineral, greys and multiple shades of blue was derived from the large gallery canvases on the walls inspired by the Isle of Harris in Scotland, sourced locally in Edinburgh.

Key to the property’s design is the creation of the mezzanine level. This contemporary architectural feature retains the dramatic ceiling heights to the living area and maximises the benefit gained throughout the apartment from the very high original windows.

The contemporary kitchens from Ballerina are handleless with feature pendant lighting above the islands, creating a sociable working environment for purchasers to cook in. The kitchen features Corian worktops and stainless steel Siemens appliances, as well as a down draft extractor to the kitchen island.


Bedroom: The stylish bedroom on the mezzanine level features original cornicing that was repaired to retain this period detail. The mezzanine creates a very generously sized bedroom with en-suite and extensive fitted wardrobes. The room overlooks the living area and the large principle windows, to enjoy the view of the city and Pentland Hills beyond






Bathroom: A cool grey and white colour scheme provides a contemporary spa feel with clean-line mirror cabinets to reflect light and provide extensive storage within the bathrooms. Neat concealed brassware keeps the bathroom low maintenance and minimalist, whilst basins are crisp and elegant. The bathroom enjoys Villeroy & Boch sanitaryware and brassware from Hansgrohe and Crosswater.
