Phase 3 Offering More Home Designs At St Nicholas-at-Wade Development

Sunningdale House Developments has release a new collection of house designs at its popular Heritage Fields development in the delightful Kent village of St Nicholas-at-Wade.

As its name may suggest, the homes at Heritage Fields are very much inspired by traditional Kent architecture with its property features and building materials – but the housebuilder is complementing this with a thoroughly up-to-date specification and interior layouts that appeal to the priorities of today’s house-hunters.

Heritage Fields is located at the edge of the village, under ten minutes’ drive from the much-loved coastal resorts of Herne Bay and Birchington-at-Sea and only ten miles from the historic city of Canterbury. The village itself has a post office, two pubs (and much-admired brewery tap) and a primary school rated ‘Good’ by Ofsted.

For education, it could be the ideal place to live for families as there are two highly regarded secondary schools not far away (the selective Sir Roger Manwood’s Grammar School in Sandwich and independent King’s School for 13- to 18-year-olds in Canterbury. The city is also home to three universities.

Proximity to life’s necessities combined with easy access to many more shops and amenities, as well as beaches and delightful countryside, mean these new homes tick many of the important lifestyle boxes of buyers today, especially with home-working being commonplace. But the nearby A28 go direct to Canterbury and Ashford, while the coastal towns’ railway stations are served by regular and High Speed services – great travel options whether for business or pleasure.

With the release of Phase 3, and just a few opportunities remaining from Phase 2, the variety of house designs at Heritage Fields is impressive and will suit a variety of buyer wishes and requirements for size and space.

There’s a high standard of interior specification common to all house types here. Kitchens are of a handle-less contemporary design with a range of fitted appliances and composite stone worktops. Bathrooms have white sanitaryware and are fitted with large-format wall and floor tiles, and chrome heated towel rails. Bedrooms come with deep-pile carpet with BT/SKY/TV outlets to master bedrooms. There are carpets to living rooms, stairs and landings and luxury vinyl flooring to entrance halls and dining rooms. All homes come with double-glazing and gas central heating as well as turfed gardens with a paved patio area. Each also has a garage or carport.

‘The Nash’‘The Nash’

‘The Nash’ is a detached three-bedroom house which is priced at £495,000 and offers a very generous 1,389 sq ft of living space. The hub of the home is the open-plan kitche/dining/family room at the rear, a spacious and light-filled area in which to relax and entertain, with French doors to the garden. There’s a separate living room at the front of the house, and there’s a cloak and useful understairs storage off the hallway. Bedroom one comes with an en suite shower room, while the other two share the family bathroom. Bedroom three could make a perfect office.

The largest house type currently for sale here is ‘The Langley’, which is a five-bedroom detached house with detached double garage and private parking. With over 2,100 sq ft of living space, this home offers both privacy and the option of creating an extensive open-plan layout flowing across the ground floor. The expansive kitchen/dining/family room has four sets of French doors to the garden, providing an excellent opportunity to enjoy a warm summer’s day. The lounge, with feature bay window, can be entered from the hallway but there are also a set of double doors to the dining area – if these are left open, it becomes one flowing area from one end of the house to the other. There’s also a utility room and cloakroom, plus the privacy of a dedicated study downstairs. Four of the five bedrooms are doubles, and two of those have an en suite. Bedroom one also has the bonus of a dressing area with generous fitted wardrobes. The ‘Langley’ is priced from £775,000.

Still available from Phase 2, ‘The Giles’ is a great choice for a four-bedroom home. The lounge runs the full length of the building, with a feature bay window at the front and French doors to the garden at the rear. There are also French doors the garden from the open-plan kitchen/dining room, and there’s a dedicated study downstairs too. Priced from £635,000, some plots of this house type have a car port, others a single or double garage.

‘The Fordwich’‘The Fordwich’

For an alternative five-bedroom home option, ‘The Fordwich’ from Phase 2 of the development is for sale at £725,000 . This double-fronted home comes with a welcoming large hallway. Off to one side is a study and to the other a lounge with bay window at the front of the home. There’s also a door off that leads to the dedicated dining room, which in turn has French doors to the garden. This adjoins the kitchen with a feature island/breakfast bar, and a lots of floor-to-ceiling glazing and its own French doors to the garden. This floor also has a utility room, under-stairs storage and a WC. There are three double bedrooms upstairs, two of which have an en suite, and two single bedrooms that could easily have another function, such as another office or hobby room. There’s also a family bathroom. This home comes with double garage and two parking spaces.
