Home of the Day – ‘The Mirin’, St Modwen Homes

The WhatHouse? team takes a look at our current favourite home for sale – today, we pick ‘The Mirin’, a three-bedroom home at Egstow Park, a St Modwen Homes development in Clay Cross, Derbyshire which is available under the Home Reach part buy-part rent scheme.

‘The Mirin’ is a semi-detached house that makes a great first step onto the property ladder, with a design which combines some traditional materials with a contemporary design twist and a well-designed interior layout that would suit a range of first-time buyers. There’s a cloakroom off the hallway and the remainder of the ground floor is a spacious open-plan kitchen/dining/living room. This has glazing to let in plenty of light and French doors to access the back garden. Off this room is a handy cupboard under the stairs, making the most of the space available. Upstairs, the master bedroom is at the front of the house and has an en suite shower and built-in wardrobe. It’s back past another storage cupboard and the family bathroom to the rear, where there’s one double and one single bedroom, which these days many buyers may look at as a potential home office.

With Home Reach, ‘The Mirin’ is priced at £93,998, which represents 50% of its full market value of £187,995. This needs a 5%/10% deposit of just £4,700/£9,400. Rent is paid on the other 50%. If you go for the 10% option, you’ll need a mortgage of £84,598, which will typically require a household income of £28,227. In this case, mortgage, rent and service charge total around £783 a month.

 

Clay Cross is less than five miles from Chesterfield and thanks to the easily reached M1 and A61, the cities of Derby, Nottingham and Sheffield can be reached in 25-40 minutes. The same time in the car can take you into the heart of the countryside of the Peak District. For young families, there’s an infant school close by and two primary schools with ‘Good’ Ofsted ratings, Holmgate and Sharley Park.
