Housebuilder’s New Homes In South Wales For £250,000 Budget

Keith OsborneWith Christmas around the corner and the traditional boom in house-hunting expected from Boxing Day, now is a good time to get ahead of the rush and take a close look at some of the great range of brand new homes that major housebuilder Persimmon will be completing to move into in the South of Wales next year, with a host of them under a budget of £250,000.
We take a close look at some of the developments and house types currently available for that budget.
Michaels Grove is in the village of Llanharan, mixing proximity to countryside with ease of access to Bridgend and Cardiff. It’s a well-served place to live within easy reach of a major retail park and numerous schools and leisure facilities. ‘The Braunton’ is an impressive three-storey property that comes just within the budget, at £249,995. Through the porch and you’re into the lounge, which in turn passes the cloakroom to the kitchen/diner at the rear, with French doors to the garden. There are two bedrooms adjacent to the bathroom on the first floor, and the top floor is dedicated to bedroom one, with some very useful built-in storage space.
There are a host of house types for sale at Awel Afan in Aberavon, Port Talbot, serving a range of requirements and budgets, including many below our £250,000 threshold. This development is set near one of Wales’s longest beaches, facing the Gower Peninsula, but is only a short drive from the town centre and the M4. ‘The Carleton’ has a similar layout to ‘The Braunton’ at Michaels Grove, offering seclusion to the main bedroom on the second floor. The starting price for this one is £242,995. There are apartments also for sale here, with two-bedroom/one-bathroom and two-bedroom/two-bathroom styles with open-plan kitchen/dining/living room and private balcony, priced from £184,995.
East Haven is part of Barry`s major new waterside regeneration project, within walking distance of many amenities and the busy town centre, plus the railway station wth services to Cardiff. Three- and four-bedroom homes are above the £250,000 but there’s an attractive contemporary-design, two-bedroom house called ‘The Morden’, priced from just £221,995. Downstairs is an all-in-one kitchen/living/dining room, off which is the cloakroom, and upstairs, the two double bedrooms are served by a bathroom. This home is also below the Stamp Duty threshold of £225,000.
‘The Barton’ house type
Llys Ystrad in Bridgend offers an impressive range of homes with two to four bedrooms, with starting prices currently from £212,995 to £344,995. Close to Junction 36 of the M4, it offers great access to Swansea, Cardiff and further afield, but Bridgend itself has plenty to do and a good range of shops and useful amenities close at hand. Among the current availability which qualifies for our budget is ‘The Barton’, which is priced from £232,995. This is a popular terrace house type which had a kitchen/dining room with French doors to the garden, complemented by a lounge and a cloakroom, while upstairs bedroom one has an en suite and the other two can use the family bathroom.
Carn y Cefn is a collection of two-, three-, and four-bedroom homes located on the southern reaches of Ebbw Vale, with many essential shops and services within a mile of the front door. Here, ‘The Hanbury’, from £214,995, is a semi-detached, three-bedroom house with an open-plan kitchen/dining room with French doors leading into the garden, a lounge at the front, a downstairs WC, three handy storage cupboards and a family bathroom, with two of the three bedrooms being doubles (en suite to bedroom one), and the other being ideal for use as a nursery of home office.
Parc Cerrig in Cross Hands, Carmarthenshire will be delivering a diverse range of two-, three-, four- and five-bedroom homes within walking distance of the village’s shops and amenities. It’s under 20 minutes’ drive from the Brecon Beacons, for lovers of the great outdoors. Here, prices right now start at £174,995 for two-bedroom terraced houses but if you can stretch the budget to £255,995, then ‘The Grasmere’ will provide the luxury of extra space and an integral single garage. It has a lounge, a kitchen/dining room and a cloakroom downstairs, and three bedrooms and a bathroom upstairs. Bedroom one comes with the bonus of an en suite. Perhaps a little more money than you are planning to spend but maybe worth that little extra if you can afford it.
