New homes snapshot – great range of new builds coming to Stoke-on-Trent

This well-located city is expected to see around 17,000 new households in the next 20 years or so, with the need for a constant stream of new homes to cope...

Stoke-on-Trent has a fascinating history, a city having formed from six towns around a hundred years ago, and while some of the industries that made its name are no longer as strong in the area, this well-located urban area needs more housing for a growing workforce and population.

Bucknall GrangeCoal and steel stood alongside the ceramics industry that led to the city’s ‘The Potteries’ nickname as the main employment centres, and  the latter still has a notable presence in the area, with world-famous names such as Wedgwood, Spode and Royal Doulton among the brands who still produce their wares here.

The population of the city itself is in excess of 250,000, with the North Staffordshire district in which it falls approaching half-a-million. The current Strategic Housing Market Assessment, published in July 2015 and looking ahead to 2039, identified the need for around 450 new homes per year in Stoke itself, and around half as many in neighbouring Newcastle-under-Lyme, in order to cope with the projected population increase.

The Staffordshire Chambers of Commerce welcomed the Chancellor's Autumn Statement last month, with deputy chief executive Jane Gratton saying: “The investment in housing and related infrastructure will be good news for our local firms who supply services and materials to this sector. Let's hope we see diggers in the ground very soon.”

Among the new homes for sale in and around Stoke-on-Trent now are:

Keepmoat is a busy developer in the area, and it offers both the government-backed Help to Buy scheme and its own Easy Key scheme to assist those with a home to sell to find a buyer, which also covers advertising and estate agency fees. There’s a collection of two-, three- and four-bedroom home types at Lyme Gardens in Hanley, with prices currently starting from £125,995. These properties are about two miles from the centre of Stoke, with a number of local amenities including respected schools.

Also from Keepmoat is Bucknall Grange, about four miles north-east of Stoke’s heart, where price start at £129,995 for the two- to four-bedroom house types available. This collection of homes for first-time buyers and families is taking shape on the former Bucknall Hospital site.

Scholars Way​Just a little further out, east of the city centre, is Lovell’s Scholars Way £121,950, a development of 31 homes with from two to four bedrooms, with ten different types on offer. These new homes are close to countryside, five miles from Hanley and ten miles from the M6. Help to Buy and Helping Hands Plus schemes are available for buyers, subject to terms and conditions.

In Pitts Hill, north of Tunstall, is Brooklands, a mix of new houses from Bloor Homes. The currently available three- and four-bedroom homes ranges from £152,995 to £249,995, with two- and three-storey house types providing a wealth of layouts to suit different tastes. Buyers can ask about Help to Buy and Home Exchange schemes.

In Barlaston, South of Stoke’s centre, David Wilson Homes is building Wedgwood Park, with a small sub-development called The Village providing a complementary collection of property types. The main development is providing four- and five-bedroom houses, priced from £405,000, while The Village has a wide variety of two- to five-bedroom homes starting from £207,500. Again, this housebuilder has a range of initiatives to assist purchasing one of these new homes.

Trentham Manor’s range of homes stretches from one to five bedrooms, a truly varied range for budgets starting at £129,995. These contemporary properties from St Modwen Homes have a great specification and are located close to shops and the M6 in a popular south-western suburb. Stoke’s railway station is just three miles away.

Part of the City Waterside regeneration is Johnsons Wharf, a central development with a mix of houses from £128,495 courtesy of Avant Homes. These energy efficient homes have an excellent specification and are economical to run, with a contemporary style that fits in well with some of the heritage buildings from the past of The Potteries.
