Homes in Basildon for London commuters – offers a good-value base for the capital

The post-war New Town of Basildon has benefittted from major regeneration and a raft of new homes, making it a popular choice for London commuters...

Just 32 miles, and 33 minutes by train from central London, Basildon has regularly appeared in research as the top town for commuting to London with its fast trains and good value property.

Basildon was identified by the ONS as the local authority with the strongest house price growth over the last year, having seen a 19.9% annual increase in property values in October 2016 which took the average house price there to £301,633, however this is still considerably lower than the average price of a house in London, making Basildon a popular choice for commuters.

A monthly season ticket to London costs £379.10 from Basildon (£3,948 annually) with the fastest journey time between Basildon and Fenchurch Street just 33 minutes. Trains to Southend take 17 minutes (£141.40 monthly, £1,472 annually).

Basildon sits between the A13 and A127, giving easy access to the capital. The M25 London Orbital is just 11 miles away along the A13. London Stansted and London Southend airports are both within easy reach.

Basildon has seen a considerable amount of investment over the last few years, particular in retail. Eastgate Shopping Centre in the town centre has over 100 stores, and for those who really want to shop till they drop, Lakeside Shopping Centre, Westgate Shopping Park, Pipps Hill Retail Park and Mayflower Retail Park are all within easy reach.

Known as ‘Bas Vegas’, Basildon Festival Leisure Park offers residents plenty of options for relaxing and socialising, with a cinema, bowling alley, clubs, bars and restaurants. Staging live music, comedy and plays, the Towngate Theatre is located in Basildon’s town centre for those looking for an evening out.

Popular primary schools include Lee Chapel Primary School, Great Berry Primary, Vange Primary, Janet Duke Primary and Kingswood Infants. Secondary schools include De La Salle School and Language College, Woodlands School, Basildon Upper Academy and The Pioneer Special School. Nearby private schools include Woodlands School, Herrington House and Brentwood Schools. South Essex College has a campus in Basildon and the University of Essex has a campus at Southend.
