Location Of The Day: Upper Longross, Surrey

The Whathouse.com team investigates brand new homes being built in places across the UK but we come across some particularly notable locations which have something special right now, or are well underway in creating a new, up-to-date and desirable area to call home.

Upper Longcross is an example of the latter, and there are a number of opportunities to purchase a new home in a new ‘garden village’ which is taking shape in one of Surrey’s lesser-known districts. It was a Ministry of Defence base in World War II and still retains a connection with defence technology, as well as independent filming facilities. But recently, developers have been working hard to create something very different and are building many new homes complemented with new amenities to great an appealing and well-served place in itself.

The garden village plan will see hundreds of new homes built which will appeal to a very wide range of buyers with different needs and budgets. These will be set in scenic, tree-lined streets and complemented by a host of new amenities including a village centre, schools, public open spaces and play areas, and new bus services.

Longcross benefits from excellent transport options already. It is only around 15 minutes to reach the M25/M3, opening up speedy connections across the Home Counties. Heathrow and Gatwick Airports are 30 and 40 minutes away respectively. More locally, it’s under 20 minutes’ drive to the likes of Woking, Ascot and Weybridge, putting a comprehensive range of useful amenities and fun things to do within very easy reach. Longcross also has its own station with regular services between London Waterloo (49 minutes) and Reading (36 minutes).

There’s a lot of countryside in this part of the world, and it’s not far away from the scenery and walking/cycling opportunities of Windsor Great Park and Chobham Common from Upper Longcross.

In the West Village part of the development, housing provider Southern Home Ownership is currently offering a number of apartments available through Shared Ownership, ideal for people on a modest budget who want to take a first step on the property ladder.

Shared Ownership is a scheme to part buy-part share a new home. Those meeting the eligibility criteria can purchase a proportion of the value of the home (typically between 25% and 75%, depending on what they can afford) and pay a subsidised rent on the remainder. This means they will need just a fraction of the deposit and mortgage they would need to buy a place outright. Over time, if they want to and can afford to, the owner can ‘staircase’ by buying further shares in their home, up to 100%.

Southern Home Ownership has just four brand new two-bedroom properties remaining available, with prices starting at £140,000 for a 35% share, based on a full market value of £400,000. An apartment offers a dual-aspect kitchen/living room with French doors to a private balcony; two double bedrooms, one with fitted wardrobes; a family bathroom; and two really useful, sizeable storage cupboards off the hallway.

The specification of these new homes is impressive and includes a contemporary gloss-finished kitchen with a number of fitted appliances; contemporary white sanitaryware chrome fittings and wall tiling in the bathroom; and Amtico and carpets throughout. Set around a communal garden, there’s a secure entry system, communal postboxes, lift access to all floors, and cycle storage.
