There are some exceptional one-off luxurious houses at developments in the heart of beautiful Kent countryside...

Family home purchasers searching for something special in Kent right now are in luck, with a couple of unique opportunities for a luxury house in a sought-after destination.

Something that is unlike any of the neighbours can make a home especially appealing. One-off designs are often located in one of the development’s prime plots and provide a chance for buyers to reflect their own style and personality.

Pentland Homes has a collection of bespoke country homes available at Radstone Gate in the charming village of Stelling Minnis, situated in the heart of the North Downs yet only a 20-minute drive from Canterbury.

Of the 21 houses, 18 are completely unique designs inspired by Kent’s heritage, including the elegant four-bedroom ‘Oxlip’ at £750,000. Spread over 2,026 sq ft, this detached home combines timber wrapping to the façade of the garage and master bedroom with a traditional brick frontage. Immediately to the right upon entering the home, residents are greeted by a well-sized study. To the rear of the ground floor can be found the family area and kitchen which leads onto the walled, turfed garden through bifold doors. There is also a separate lounge equipped with a real log burner and oak-framed doors, as well as a cloakroom.

Upstairs, the bedrooms enjoy idyllic views of the surrounding fields and greenery. The master suite features built-in wardrobes with sliding doors and has an adjoining en suite bathroom, fitted with ceramic floors, contemporary white sanitaryware, thermostatic chrome showers and mirrored vanity units. The other three bedrooms are all doubles, with an en suite to bedroom two, and there’s also a four-piece family bathroom.

The standard specification of this and other homes at Radstone Gate include oak joinery, quartz worktops and real log burners, underfloor heating to the ground floor, gas fired central heating, low-energy LED lighting, USB charger points, intruder alarms, TV and BT points, double glazing. All homes, bar one, have a single or double garage with lighting and power pre-installed.

Stelling Minnis has roots dating back to Roman times. The name stems from the old English term ‘stelling’, meaning cattle shelter, while a ‘minnis’ was an ancient common, used as pastureland by cows and sheep. These days, there’s a thriving local community, with annual fêtes, a Christmas fair and flower show. Several nearby sports clubs cater for those looking to enjoy tennis, golf and bowls, equestrian and yoga, whilst local amenities include a village shop, pub, post office, village hall, primary school. Canterbury offers many options for shopping and relaxing.

Prices at the sought-after development begin from £680,000 for a three-bedroom detached house with double garage, sizeable rear garden and off-road parking for two cars. Part-Exchange and Help-to-Sell are available. Find out more about current Pentland Homes developments.
