Chances To Part Buy-Part Rent In Yorkshire

With property prices increasing due to demand, partly spurred by changes in homeowner priorities due to the pandemic, people on a modest budget trying to get on the property ladder in Yorkshire may feel that they will struggle – but the Home Reach scheme may be the answer for them.

Home Reach is a scheme run by housing provider heylo in partnership with a number of housebuilders across England. Open to first-time buyers who meet the qualifying criteria, it’s a way of purchasing a share of their new home (usually starting at 50%) and paying a subsidised rent on the remainder. It’s their home, but the process requires a much smaller deposit and mortgage than purchasing outright. They can buy further shares as their budget allows, until they own 100%.

There are numerous opportunities to use the scheme across the Yorkshire region, offering a whole range of property types to suit all kinds of first-time buyers.

The ‘Ellerton’The ‘Ellerton’

Grey Towers Village is in Nunthorpe and there is current a three-bedroom house available through Home Reach, and an Ofsted-rated ‘Outstanding’ school nearby makes it a great place for a family. The ‘Ellerton’ is a semi-detached home with single garage. On the ground floor, at the front of the house, is a lounge and at the rear, the fitted kitchen/dining room, which leads to the garden. There’s also a downstairs cloakroom and some useful storage. Upstairs are two double bedrooms – with en suite to bedroom one – and a single bedroom which could equally function as a home office. ‘Gosford’The ‘Gosford’

The appealing market town of Stokesley is just a few miles south of Middlesbrough and the Stokesley Grange development is taking shape there. There’s an opportunity to part buy-part rent a three-bedroom semi-detached house here. The ‘Gosford’ is priced at £79,980 for a 40% share (full market price £199,950). Off the hallway, at the front of the house is a lounge and through to the rear finds the fitted kitchen/dining room, with French doors to the garden. There’s also a downstairs cloakroom and some useful storage. Upstairs are two double bedrooms – with en suite to bedroom one – and a single bedroom which could equally function as a home office, along with the family bathroom. ‘Kingsville’The ‘Kingsville’

Between Keighley and Skipton is the Saxon Dene development where Home Reach is available on a perfect family home, the four-bedroom semi-detached ‘Kingsville’ house type. It is set over three storeys, offering lots of living space for a very-cost-effect ‘footprint’. There’s kitchen/dining/family room, a WC, large storage cupboard and bedroom four (or perfect study) on the ground floor, a lounge and en suite main bedroom on the first floor, and on the second floor a bathroom, double bedroom and single bedroom. HarcourtThe ‘Harcourt’

In Driffield, to the north of Hull and a few miles inland from Bridlington, is Heartlands. For £74,412 (a 50% share of the full market price, £148,825) comes the two-bedroom ‘Harcourt’. This has a kitchen/dining room and a separate lounge which has French doors to the back garden. The ground floor is completed by a storage cupboard and a WC off the hallway. ‘Aslin’The ‘Aslin’

With a budget of £107,475 for a 50% share (based on a full market price of £214,950), buyers can secure the four-bedroom ‘Aslin’ at Harpers Heath in Hatfield, to the north-east of Doncaster. This is a home set over three floors. Off the hallway are the kitchen/dining room, a dual-aspect living room with French doors to the rear garden, a downstairs cloakroom, on the first floor the family bathroom and three bedrooms and the top floor is dedicated to bedroom one, which comes with an en suite. For West Yorkshire first-time buyers, Fitzwilliam Grange in Huddersfield could be the answer. The ‘Beckbridge’ could be an ideal starter home and it costs £89,998 for a 50% share, based on the full market value of £179,995. This is a semi-detached property with kitchen/dining/living room with bi-fold doors to the rear garden, downstairs cloakroom, one double bedroom, one single bedroom and a bathroom.
