First And Last Opportunities To Part Buy-Part Rent In The North

Posted 17 June 2021 by Keith Osborne

There's a limited number of properties available on the Home Reach affordable homes initiative at some developments right now...

There are properties at new homes developments in the North of England have just been put on the market under the Home Reach buying scheme, while there’s also a last chance to use the scheme at other sites in the region.

Home Reach is run by housing provider heylo in partnership with a number of housebuilders across England. It is open to first-time buyers who meet the eligibility criteria and is a way of purchasing a share of a new build home (usually starting at 50%) and paying a subsidised rent on the remainder. There are all the benefits of homeownership but it requires a much smaller deposit and mortgage than purchasing outright. If they wish to, owners can buy further shares in their home as their budget allows, until they own 100% of it.

In South Yorkshire, the first homes have just been released for Home Reach at Kestrel Gardens, two miles from the centre of Barnsley, well served locally with shops, leisure activities, parks and transport links. It’s also within easy reach of places like Wakefield, Sheffield and Doncaster, be it for work or for pleasure. The ‘Abbey’ is a two-bedroom semi-detached house which includes a flexible kitchen/diner with useful storage cupboard, a large separate lounge, downstairs WC and upstairs, the family bathroom and two generous bedrooms. It comes with a landscaped front garden and is priced at £79,998 for a 50% share (based on a full market value of £159,995).

There’s a last chance at Woodhorn Park in Ashington, Northumberland. It’s a development of two-bedroom homes around six miles from the popular town of Morpeth, well connected via the nearby A189, A19 and A1. One of the nearest primary schools to Woodhorn Park is St Aidans R C First School which is only a mile away and achieved a ‘Good’ rating in its latest Ofsted report. For secondary education, Ashington High School is less than one mile away. The final property here is the ‘Cork’ which costs £64,998 based on a 50% share (full market price £129,995), with a minimum deposit of £3,250. This has a lounge at the front of the home at a kitchen/diner at the rear, off which is the downstairs WC. Bedroom one is a double and bedroom two a single which could easily have another function, such as gym or office. There’s also a family bathroom.

‘Cork’The ‘Cork’ at Crawford Park

At Crawford Park in Blyth, there’s just one Home Reach property available. This is also a ‘Cork’ house type and is priced at £58,498 for a 50% share, based on a full market price of £116,995. The buyer will need a 5% deposit of £2,925. Crawford Park is only a mile from the town centre and on a doorstep of the county’s outstanding countryside and coast.

There’s one more ‘Cork’ house type for sale at College Gardens. This one is priced at £50,998 for a 50% share (full market price £101,995. This development is only a couple of miles from the town centre in the Brambles Farm district, and has good road connections to the likes of Darlington, Whitby and Thirsk. It’s also not far to the countryside of the North York Moors National Park and the coast.
