Move In By Christmas With Home Reach In Lancashire

For house-hunters in Lancashire searching for a first home to move into by this Christmas, there are a few opportunities at developments across the county which are for sale through the Home Reach scheme.

Home Reach is a partnership between housing provider heylo and a number of housebuilders across England. It gives first-time buyers who meet the eligibility criteria a way of purchasing a share of a new build home (usually starting at 50%) and paying a subsidised rent on the remainder, with heylo as the landlord. The scheme is offered on selected plots at a development and provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and smaller mortgage than purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

Holbeck Park is located less than one mile from Burnley town centre, with a host of local amenities, shops and good schools nearby. Beautiful countryside is also on the doorstep with the picturesque Reedley Marina just a two-minute drive away, offering canal sidewalks and a café/bar. Burnley is well-placed for commuting to the likes of Preston, Manchester and Liverpool.

There are several house types available through Home Reach here. The two-bedroom ‘Cork’ comes with a kitchen/dining room and separate lounge, and is priced at £56,498 for a 50% share (full price £112,995), which requires a minimum deposit of just £2,825. The ‘Kilkenny’ has living room at the front, a kitchen/dining room at the rear, two double bedrooms, a single bedroom and family bathroom. This is priced at £69,998 for a 50% share (full market value £139,995) with a minimum 5% deposit from £3,500. The ‘Fergus’ comes with an integral garage, kitchen/diner, lounge, downstairs WC, two double bedrooms, a single bedroom and a family bathroom. A 50% share is from £71,498 (full market value from £142,995), with a minimum 5% deposit from £3,575.

Tootle Green in Longridge offers a range of three-bedroom homes located on the fringes of the Forest of Bowland AONB. The centre of Preston is about 20 minutes away by car, and the likes of Blackburn, Blackpool and Lancaster are easy to reach.

‘Gosford’‘Gosford’ house type

Here, the ‘Gosford’ house type offers a light and airy living space which would suit families or couples looking for a larger home. A large kitchen/dining room opens through French doors to the private rear garden, making it perfect for entertaining and al fresco dining. A good sized living room, a guest cloakroom and a store cupboard complete the ground floor layout. The first floor comprises the en suite master bedroom, a main bathroom, a further double bedroom and a bedroom which could also provide a dedicated work space or play room. With Home Reach, a 50% share costs from £112,498 (full price £224,996) and needs a minimum 5% deposit from £5,625.

Clover Meadows is a collection of two- and three-bedroom homes in Barrow, near Clitheroe and nestled between woodland and an existing community. The local area has variety of local amenities, a selection of ‘Outstanding’ rated schools and excellent transport links to Blackburn, Preston and the surrounding area.

‘Ashenford’‘Ashenford’ house type

The ‘Ashenford’ has an open-plan kitchen/dining living room and two double bedrooms, one of which has built-in storage. There’s also a WC downstairs and a bathroom upstairs. This is priced at £109,998 for a 50% share (full market value from £219,995), with a minimum 5% deposit from £5,500. Alternatively, the ‘Pendle’ has a kitche, open-plan living/dining room, cloakroom, storage under the stairs, two double bedrooms, a single bedroom and family bathroom. The price is from £122,498 for a 50% share (full market value from £244,995) with a minimum 5% deposit from £6,125.
