Current New Part Buy-Part Rent Homes In East Anglia

We take a look at some of the new homes in the East of England available through the Home Reach initiative...

House-hunters on a modest budget trying to get a first step on the property ladder in the East of England may feel that they will struggle to afford it due to strong demand and housebuilder’s struggling to keep up with it – but the Home Reach scheme may be a solution.

Home Reach is run by housing provider heylo in partnership with a number of housebuilders across England. It is open to first-time buyers who meet the qualifying criteria and is a way of purchasing a share of a new build home (usually starting at 50%) and paying a subsidised rent on the remainder. There are all the benefits of homeownership but requires a much smaller deposit and mortgage than purchasing outright. Owners can buy further shares as their budget allows, until they own 100%.

There are numerous opportunities to use the scheme across the East of England region, offering a whole range of property types to suit all kinds of first-time buyers.

Pemberton ParkPemberton Park

Witchford is a village just west of Ely and the location of Pemberton Park. It’s under half-an-hour into Cambridge and well under an hour to the likes of Huntingdon, Peterborough and Bury St Edmunds. The ‘Rowan’ is a three-bedroom house that would make a fine first family home. The ground floor is dominated with an open-plan kitchen/dining/living room, which makes a great ‘hub’ for everyday life and offers French doors to the garden. Downstairs is also a handy storage cupboard under the stairs, and a cloakroom. Upstairs is the family bathroom along with two double rooms (one with en suite) and a single bedroom. Whittlesley GreenWhittlesley Green

Another option for a three-bedroom house in Cambridgeshire through Home Reach is at Whittlesley Green, around six miles east of Peterborough. This development is within easy reach of local schools, shops, services and amenities, and a large superstore is planned close by. The semi-detached ‘Ashton’ house type, at £102,298 for a 50% share (full market value, £204,495), has a living/dining room, separate fitted kitchen, downstairs cloakroom, master bedroom with en suite and fitted wardrobes, another double bedroom, a single bedroom and a family bathroom. The SquareThe Square

For well-connected apartment living, The Square in Harlow could be the answer, especially for those needing access to the centre of London, thanks to the frequent quick services from Harlow Town railway station. There’s currently a one-bedroom apartment and a two-bedroom unit available via Home Reach, starting at £92,500 and £145,000 respectively for a 50% (based on full market values of £185,000 and £290,000 respectively). Common features to both are the contemporary fully fitted kitchens with integrated appliances and composite worktops, a well-specified bathroom (and en suite on selected plots), fitted wardrobes to the main bedroom and high-quality fitted flooring. Cavendish ViewCavendish View

In Thurston, a village a few miles east of Bury St Edmunds, Cavendish View is a development which is appealing to a while range of buyers, as it offers house types with from two to five bedrooms. It’s a well-located site as there are shops close to home, and with the A14 just a short drive away, the likes of Ipswich, Newmarket and Cambridge are a straightforward drive away. The ‘Eveleigh’ is a three-bedroom semi-detached house priced at £150,498 for a 50% share (based on a full market price of £300,995). The living room is at the rear, with French doors to the garden, and the separate kitchen/dining room at the front, with the downstairs WC on the other side of the hallway. Cromwell FieldsCromwell Fields

Norfolk first-timers might consider Cromwell Fields in Anmer, not far from King’s Lynn and also under a 20-minute drive from Fakenham and Hunstanton. There are two homes currently offered through Home Reach here, part of a ‘cluster’ of four two-storey one-bedroom properties. Plots 26 and 25 start at £139,995 and £142,500 respectively for a 50% share (£279,990 and £285,000 full market value respectively). These homes have an open-plan kitchen/living space downstairs (and a WC), with a specious double bedroom with bathroom upstairs. Each home comes with a parking space.
