Keith OsborneFor someone on a modest budget looking for an apartment as a first step on the property ladder, purchasing one through the Home Reach scheme could be the answer, and it’s available at developments across the country.
Home Reach is a partnership between housing provider heylo and a number of housebuilders across England which gives buyers who meet the eligibility criteria the opportunity to ‘part buy-part rent’ a brand new home. You can purchase a share of a new build home (usually starting at 50%) and pay a subsidised rent on the remainder, with heylo as the landlord. The scheme is offered on selected plots at a development and provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.
West Midlands
Berrington Place is a development right in the middle of Birmingham, within walking distance of its wealth of shopping and leisure venues. A one-bedroom apartment here, with open-plan kitchen/living/dining room and built-in wardrobe to the double bedroom, is priced from £94,250 for a 50% share, based on a full market price of £188,500. On selected plots, there’s a special offer on reserving before 31 January 2022, with flooring included and £1,000 towards legal fees.
North West
Highgrove Park is in the bustling Lancashire market town of Ormskirk, which offers its own shops and amenities as well as easy access to the likes of Liverpool, Preston and Southport. Here, the ‘Latham’ is a one-bedroom property priced at £74,975 (based on 50% share of a full market price of £149,950) with dual-aspect, open-plan kitchen/dining/living room, and there are two-bedroom units like the ‘Rufford’ at £84,975 for a 50% share (full market value from £169,950), with open-plan living and an en suite to the master bedroom. Both properties come with allocated parking.

Hoadlands Grange is a development of two- to four-bedroom homes in the village of Handcross, West Sussex, not far from Crawley and right in the High Weald AONB. There’s a final Home Reach apartment for sale here, in the Primrose Court block. Priced at £149,975 for a 50% share (full market price £299,950), this home has an open-plan, fully fitted kitchen/living/dining area with access to a private outdoor space, a master bedroom with built-in wardrobes, second double bedroom, family bathroom and hallway storage.
Heron House is an apartment development in the popular and well-connected town of Godalming, Surrey. There’s a great mix available here: a one-bedroom property is from £160,000 (full market price £320,000); a two-bedroom unit starts at £192,500 (a 50% share of the full market value of £385,000); and a rare three-bedroom, two-bathroom apartment is priced from £212,500, based on a 50% share of a full market value from £425,000).
South West
The Waterfront at Gloucester Quays is a sought-after canalside location just a few minutes from the city centre and just 10 minutes by car from Junction 12 of the M5 and a 20-minute drive to Cheltenham. It’s less than an hour to the centre of Bristol. The ‘Dulcio’ is a ground-floor home with two double bedrooms (one with en suite), family bathroom, open-plan kitchen/dining/living room and generous off-hallway storage. The price for this starts at £122,500 for a 50% share (full market price £245,000).
Boulevard View is a 162-home development on the southern fringes of Bristol and with plenty of local shops and amenities too. There’s currently one- and two-bedroom apartments available. For a 50% share, these are priced from £73,750 and £87,500 respectively (full market prices £147,500 and £175,000 respectively).

The Square is an apartment development offering far-reaching views located within easy access to both Harlow Town train station and town centre. A 50% share of a one-bedroom apartment starts at £105,000 (based on a full market value of £210,000), and a 50% share of a two-bedroom, two-bathroom property starts at £142,475, based on a full market value from £284,950.
Greater London
Easton Lodge is a development of just 36 high-specification apartments, conveniently located on Hanwell's bustling high street, close to its station and just a short distance from Ealing and handy for the upcoming Elizabeth line. A one-bedroom apartment here is available for £101,250 for a 25% share (full market value £405,000), while one with two bedrooms is £137,500 for a 25% share (full market value £550,000). All homes have underfloor heating, luxury fitted kitchen and private outdoor space.
