The Best New Homes In Telford

We take a look at some of the best current new homes developments in and around Telford...

Telford is one of the West Midlands’ best-known towns and it has one of the most active new homes markets in the region, providing house-hunters with a terrific range of properties to consider purchasing.

Designated a New Town in the early 1960s, it has grown to incorporate a number of historical towns and villages and has a population of around 175,000. There are still plenty of individual villages in the surrounding area with their own character which are attracting homebuyers due to their countryside surroundings but proximity to the facilities offered by Telford itself.

The town centre underwent a major redevelopment projected in the 2000s to bring more shops, leisure facilities and jobs to the area.

Telford has several schools rated ‘Outstanding’ by Ofsted, including nurseries, primary education and Thomas Telford School, a City Technology College for 11- to 18-year-olds. There are also plenty of ‘Good’ rated schools across the town’s suburbs across all age ranges. The University of Wolverhampton Business School campus and the School of the Built Environment are also located in here.

The M54 runs from Telford to Wolverhampton and Walsall, while the A5 is a direct route to Shrewsbury and Cannock. Stoke-on-Trent, Wrexham, Derby and Worcester are all under an hour away by road. Telford Central station offers services to Birmingham New Street, Shrewsbury and the west Wales coast.

There’s a lot of new homes activity currently in and around Telford offering a great array of property types for different buyers and budgets. Any offers and buyer schemes mentioned are subject to terms and conditions.

Doseley

Doseley is a southside suburb where David Wilson Homes is currently hard at work at its Raine Place development. It was renamed to recognise the achievements of the UK’s best site manager, Kirk Raine, underlining the quality of attractive homes being built here. Over 70% sold, there are still some three- and four-bedroom houses for sale, currently ranging in price from £260,000 to £410,000. There are impressive offers on selected plots, from upgrades moving costs to mortgage and deposit contributions. Among them right now is the semi-detached ‘Kennett’ which comes with detached single garage and parking for two cars. Inside are a kitchen/dining room, lounge, family bathroom and three double bedrooms – the top floor being dedicated to bedroom one and its en suite. This home is priced from £315,000 but currently has an offer of £15,750 towards mortgage payments.

Barratt Homes has a neighbouring site called Castle Gardens with its own range of three- and four-bedroom homes. Prices start at £145,000 for one plot which is available to qualifying buyers on the Home Reach scheme, where they can ‘part buy-part rent’ similar to Shared Ownership, requiring a modest deposit and mortgage. This price represents an initial share of 50% (full market price £290,000) for the three-bedroom/two-bathroom ‘Ellerton’ which comes with deals on flooring and upgrades. On the open market, the ’Ashburton’ at £413,995, currently with a mortgage/upgrade offer worth over £28,000. There’s a dedicated study as well as four bedrooms (one en suite), with a utility room and an integral single garage.

Priorslee

Priorslee is just a couple of miles east of the centre of town and ideally located for access to the M5 and M54, making it a good choice for commuter buyers. There are ‘Good’ rated schools and a campus for the University of Wolverhampton in this area.

Miller Homes is active on two developments in the Central Park area of Priorslee. Roman Croft will be bringing a host of different house types with from two to five bedrooms. The current range has starting prices between £266,000 and £430,000. Top-of-the-range right now is the ‘Kingswood’, a double-fronted four-bedroom detached home with an impressive 1,524 sq ft of living space, plus a single garage. Downstairs, a dining room and a lounge are separate from the light-filled kitchen/family room, while two of the bedrooms have an en suite, the other two sharing the family bathroom. Buyers can ask about a £15,000 cash back offer, or a 5% deposit contribution.

Earls Grange is also from Miller Homes with a choice of two- to four-bedroom houses right now. There are similar offers on selected homes here too, plus an option of a special Part Exchange deal, helpful for existing homeowners to avoid the perils and expenses of the ‘property chain’. The ‘Harrison’, from £255,000, could make an ideal step up the property ladder, with kitchen/dining room, laundry room, lounge, and three bedrooms.

Avant Homes’ Monkswood site is another impressive variety of two-, three-, four- and five-edbroom homes with prices suiting budgets from £220,000 to £437,500. This housebuilder has a signature interior specification which includes exclusive kitchens and top-brand appliances. The ‘Cookbury’ is an executive home from £414,950 with integral single garage and five bedrooms. The kitchen/dining/family room stretches the full width of this house, with a separate lounge off the welcoming hallway. Bedroom one has an en suite, the other four bedooms can use the family bathroom which has both a bathtub and a walk-in shower.

Shropshire Homes is a regional housebuilder with several active projects including an exclusive collection of 16 homes in Priorslee, named Woodhouse Farm. A brand new ‘Burlington’ show house opens here on Saturday 25 February 2023 to highlight to visitors the standards and options they can expect to find in the range of homes currently starting from £319,950. For a real taste of luxury, the ‘Ancaster’ is currently the top property here. Two of the four-bedrooms come with an en suite and extensive fitted wardrobes, with a family bathroom the other two can share. Downstairs, both the living room and study have a feature bay window at the front of the house, and the kitchen/dining room has lots of glazing including French doors to the garden, Off this room are the utility room and double doors to a family room, which has its own access to the garden – open these rooms up and there’s a very spacious entertainment area and a great way to ‘bring the outdoors in’ on a warm summer day. This house type starts at £735,000.

The Quarters @ RedhillThe Quarters @ Redhill, Linden Homes

Also on the eastern fringes of town, neighbouring Priorslee, Vistry Group has a host of houses for sale under its Linden Homes and Bovis Homes brands at a development called The Quarters @ Redhill. Linden’s two-, three- and four-bedroom houses priced from £244,995. The Bovis collection of three-, four- and five-bedroom houses starts from £289,995. Both brands have offers for a very limited time, where buyers can choose from options including a mortgage holiday from £10,000; or Part Exchange your old home and £2,500 holiday vouchers; or a package with an award-winning interior design team.

For qualifying buyers seeking a brand new home on a small budget, the Home Reach scheme could be the perfect option which allows them to ‘part buy-part rent’ the home, requiring a much smaller deposit and mortgage than purchasing outright. The ‘Cartwright’ is a two-bedroom semi-detached house from £115,000 for a 50% share (full market value £230,000), or from £170,000 (a 50% share of full market value of £340,000), the three-bedroom ‘Spruce’ could be a perfect choice for a young family.

Located next to Gatcombe Way Village Green and just a few minutes’ walk from Redhill Primary Academy and close to the Holy Trinity Academy (both rated ‘Good’ by Ofsted), The Paddocks is a Lioncourt Homes development offering two-, three- and four-bedroom houses in 13 designs, with prices from £249,950, and property-seekers looking to take a step up the property ladder can ask about a special 105% Part Exchange scheme here. From £267,950, the ‘Acer’ is an appealing corner house design offering 973 sq ft of living space over a kitchen/diner and lounge (both with French doors to the garden), cloakroom, bathroom and three bedrooms, one of which has an en suite.

St George’s

Just north of the town centre and neighbouring Priorslee, St George’s has one of the town’s ‘Outstanding Ofsted-rated primary schools and is well-positioned for road and rail connections.

Tilia Homes’ Saints View offer three- and four-bedroom homes and currently, some great offers on selected properties. Buyers can, until 28 February 2023, take their pick from Part Exchange; or 12 months’ mortgage paid (up to £10,000); or £5,000 deposit plus turf and flooring. Prices on the available homes right now range from £265,500 to £374,500. The ‘Alderley’ could make a perfect first home. The kitchen/diner at the front has a bay window, the living room at the rear has French doors to the garden. There’s an en suite to bedroom one and a bathroom to complement the other two bedrooms.

Wellington

Wellington is a suburb in the north-west of town, with its own station and a host of other amenities too, including highly respected independent schools (Wrekin College and The Old Hall School). It’s just north of the M54 and the tip of the Shropshire Hills AONB, making it ideal for practical and fun times.

Haygate Fields is a Bovis Homes development in this sought-after area, with views of one of the county’s most notable landmarks, a hill called The Wrekin. The housebuilder’s current ‘Featured Home’ is a three-storey detached house called the ‘Yew’ which until 28 February 2023 comes with an offer of £11,000 towards Stamp Duty and the consideration for Part Exchange. There are doors to the garden from the sitting room and open-plan kitchen/dining/family room, and there’s a dedicated study on the ground floor too. Bedroom one comes with en suite and the other bedrooms can use a family bathroom and an additional shower room. This home starts at £475,000.

Donnington Wood

On the northern edge of Telford, Donnington Wood has a good range of shops and amenities, and it’s just a few minutes from The Shropshire Golf Club. It’s just 10 minutes’ drive to the heart of the town.

Lovell’s Wild Walk is bringing two-, three- and four-bedroom homes to the area, next to Granville Country Park and the current range starts at £264,950. Right now, there are selected plots with offers on flooring packages and mortgage contribution. The ‘Richmond’ is a family house type with a welcoming hallway off which are the kitchen, a living room, a dining room and a study. There’s also a utility room and cloakroom downstairs. There are four double bedrooms, two en suites and a bathroom on the top floor. There’s a detached garage, and the price for this home starts at £405,000.
