Posted 30 September 2022 by Keith Osborne

Our regular look at the best current new homes for sale in the East Riding of Yorkshire, and the best places to live…

The WhatHouse? team takes a close look at some of the best places to live in the East Riding of Yorkshire, and the finest brand new homes currently for sale there.

Hull

Hull is one of Yorkshire’s largest cities, with a population of over a quarter-of-a-million, and it combines its role as a trade port with many others, being a base for many national and international company offices, numerous shopping centres and retails parks, a university and a host of sport, leisure and cultural destinations and events.

Strata is a developer that is busy all over Yorkshire and it current has two projects underway in Hull. Dream has a range of three- and four-bedroom homes for sale at the moment and they are great examples of Strata’s contemporary twist on traditional local property styles. Located in the eastern suburbs, it’s a 12-minute drive to the city centre but also well served locally with shops and leisure facilities. Prices at Dream start at £175,000.

Strata is also building an impressive variety of two- to five-bedroom homes at Attraction, located in the north of the city, around seven miles from the waterfront, in the Kingswood area. There’s great shopping and plenty of things to do in this area, and a high standard of schooling (for example Broadacre Primary and Kingswood Academy, both rated ‘Good’ by Ofsted). Prices here start at £200,000, rising to £345,000 for the ‘Florence’, a detached five-bedroom house with large kitchen and dining area, spacious lounge, five bedrooms and two family bathrooms, plus en suite and fitted wardrobes to bedroom one. There’s also an integral garage.

First-time buyers will be delighted to see that the government-backed First Homes scheme is available on plots at a development called Amy Johnson in the west of city. Keepmoat Homes has a number of two- and three-bedroom house styles for sale at with First Homes, qualifying buyers get a 30% discount on the open market price. One example is the ‘Ashby B’, with a full market price of £185,995 but through First Homes, priced at £130,196 for a 70% share. There are other house types coming soon and buyers can ask about schemes such as Deposit Unlock and Easymove to help them. Find out more at www.keepmoat.com.

Beverley

This market town is around 15 miles north-west of Hull and arguably best-known for its racecourse. Aside from its busy shopping streets, the town has and a handful of ‘Outstanding’ Ofsted-rated schools, including Beverley Grammar School and Beverley High School. Its broad selection of useful amenities and places to go means there’s a really good mix of brand new homes to choose from right now in Beverley.

For those starting on the property ladder, the Home Reach scheme is a great initiative whereby you can ‘part buy-part rent’ your new home. Requiring only a 5% deposit of the share you purchase (usually starting at 50% of the full market value), you require a reduced mortgage and pay a subsidised rent on the remainder. This means that a three-bedroom terraced house at Queens Court starts at £133,000 (full market value £266,000), requiring a minimum deposit of £6,650. It comes with two double bedrooms (with en suite to one of them) and bedroom three could make a great home office. Downstairs are a kitchen/diner and a separate lounge. On the open market, there are three- and four-bedroom houses for sale at Minster View, from David Wilson Homes , with starting prices from £270,000 to £475,000. There are some new releases here and some special deals on selected plots. Buyers with a home to sell can ask the sales team about the Part Exchange Guarantee scheme. The three-bedroom semi-detached ‘Greenwood’ is on the market for £320,000 and comes with an upgraded kitchen and the offer of £12,000 towards your deposit and £1,000 toward your moving costs. Westwood ManorWestwood Manor

For buyers over 70-years-old, McCarthy Stone’s Westwood Manor Retirement Living PLUS is bringing 51 one- and two-bedroom private apartments to a development with communal lounge and garden, a chef-run bistro and hotel-style guest suite. These low-maintenance, energy-efficient homes are thoughtfully designed for accessibility for older residents. Prices start at £229,999 and there are rental options too.

Driffield

Situated about 40-minutes’ drive from Hull and York, in 2019 it was rated by the Sunday Times as one of the best places to live in the north of England, offering a “laid-back” lifestyle and surrounded by a delightful natural landscape. It has an impressive range of amenities and a much-loved weekly market. Its railway station is on the route between Hull and Scarborough.

Mortimer Park is a Barratt Homes development that has proven very popular, now 80% sold. But the latest releases mean there are still three- and four-bedroom houses for sale and prices start at £218,000.
