The Best New Homes In Derby

We take a look at some of the best current new homes developments in and around Derby...

Derby is one of the East Midlands’ most prominent cities and is home to over a quarter-of-a-million people. Housebuilders are responding to demand by offering a host of new developments to cater for an array of property-seekers

From its time as a market town, it became one of the places where the Industrial Revolution began in the 18th century, where it became renowned for its silk and cotton mills. It’s also played a major part in the UK’s railway and motor car industries. It was granted city status in 1977. It has scored well as one of the best places to live in the UK.

It offers a great deal of things for everyday life. Derbion is a vibrant retail, leisure and dining hub with many national and international brands as well as a mix of independent names. It is also home to a 12-screen cinema, a theatre, bowling and adventure golf, making it a go-to destination for diverse ages and interests. There’s another wide array of shops, places to eat, and cultural and entertainment venues on the historic and pedestrianised streets of the Cathedral Quarter. There’s also a market situated within the intu Derby shopping centre.

There are numerous museums, including a new one called the Museum of Making housed in one of the world’s oldest ‘modern’ factories, dating back some 300 years. The city also offers art galleries, a major theatre, a performance arts centre and a diversity of pastimes from model railways to free-jumping to kayaking on the River Derwent. There are plenty of green spaces in which to relax, and half-an-hour or so from the city is the Peak District.

For families, the city and its suburbs have numerous state schools rated ‘Good’ or ‘Outstanding’ by Ofsted as well as a choice of independent schools for children of all ages. The University of Derby is one of the Top 50 in the country.

As one of the country’s most central cities, Derby benefits from great transport connections. The M1 is around ten minutes from the city centre and the likes of the A6, A38 and A50 put a host of major towns and cities within easy reach. The railway station has regular services to destinations across the country. East Midlands Airport is 12 miles from the city.

Derby has a very active property market right now and here are some of the current developments offering brand new homes for sale. Any special offers and buyer schemes mentioned are subject to terms and conditions.

City centre

Castleward is a major ‘urban village’ development in an overlooked part of the city, a joint venture between Lovell Homes and Compendium Living which has not just hundreds of new homes, but also new retail stores, coffee shops, parks and a new primary school. Launching soon is Phase 3 of this project launches soon and it will bring another 82 one- and two-bedroom houses and apartments to the area.

Mickleover

A couple of miles west of the city centre, Mickleover is a village dating from pre-Norman times which has plenty of its own amenities including a Tesco superstore, a hospital, playing fields, a golf course and a few well-rated schools.

Avant Homes is currently offering three- and four-bedroom houses for sale at Cotchett Village, with prices from £282,950 to £494,950. The housebuilder’s specification includes bi-fold doors, exclusive kitchen designs, boutique bathrooms and much more included in the price. House-hunters can as about a special offer of a 12-month mortgage contribution.

Hackwood Park is a Miller Homes development just a few minutes from the heart of Mickleover where residents are close to open countryside and all the city has to offer. Now on Phase Two, a range of three-, four- and five-bedroom homes for sale here right now are priced from £262,500, with some due for completion in spring and others through the rest of 2023. Buyers can ask about deals on deposit contribution, Part Exchange or cash back.

Bloor Homes’ Bramble Gate, off Station Road, is delivering two-, three- and four-bedroom homes to the area, with the current range with starting prices from £229,950 to £409,950. At £374,950, ‘The Burns’ is currently on a special offer for reservation by 31 March 2023, where Bloor will pay £500 a month towards your energy bills. This detached home on a corner plot comes with utility room off the dual-aspect kitchen/dining room, a separate living room with bay window, three double bedrooms (one with en suite), a single bedroom and a four-piece family bathroom.

Boulton Moor

This residential suburb has lots within easy reach, with day-to-day amenities including supermarkets, pubs and a post office in nearby Chellaston, several schools along with a picturesque riverside park in Alvaston and a Country Park in Elvaston.

Persimmon Homes has brand new properties for sale with two to five bedrooms at Buttercup Leys. Two-bedroom apartments and three- to five-bedroom houses are currently priced from £200,995 to £439,995. The housebuilder has a spring offer worth £10,000 in mortgage contributions on selected homes here.

Next door in Thulston, Bellway has three- and four-bedroom homes for sale at The Meadows. Prices currently range from £237,500 to £365,000.

Duffield

With a range of shops and services on the doorstep, this village, five miles north of the city, is on the A6 and has a railway station on the Nottingham/Derby/Matlock route. The William Gilbert Endowed Church of England Primary School here is rated ‘Outstanding’ by Ofsted.

Derby-based housebuilder Chevin Homes is building a one-off luxury property in Duffield called Broadway House. Priced at £2million, this is a five-/six-bedroom detached home set over three floors, with a triple garage and gated grounds. The main bedroom has an en suite bathroom, a spacious dressing area and a private balcony overlooking the rear garden. Three of the other bedrooms have an en suite, including the top floor ‘guest suite’ which has a large dressing room too. Bedroom six could be a games room, and there are separate study and gym downstairs.

A remodelled and extended iconic building, Chevin Close has a huge open-plan kitchen/dining/family room with a predominantly glazed outlook over the garden. There are separate sitting room, study, gym, utility room and a cloakroom on the ground floor. Upstairs, three of the four generous double bedrooms come with an en suite, bedroom one also having a dressing room. The layout is completed by a family bathroom and extensive storage room. There’s an attached double garage and the extensive landscaped gardens incorporate a heated swimming pool and pool room.

Allestree

Allestree is a suburb on the northern edge of the city, a largely residential area. There are a number of ‘Good’ and Outstanding’ Ofsted-rated schools for all ages in the area. It’s handily placed for access to the A6 and A38, and only a ten-minute drive from the city centre, making it a place for commuters to consider.

With countryside stretching to the west and within walking distance of local amenities and eateries, Miller Homes’ Kedleston Grange offers a selection of energy-efficient two- to five-bedroom homes in a landscaped setting. For a limited time, the housebuilder has offers including its Part Exchange Plus scheme, a cash gift of up to £15,000 or a 5% deposit contribution. Prices for the currently available apartments and houses range from £192,000 to £369,000. Plot 351, a two-bedroom apartment at £192,000 has a dual-aspect open-plan design, allocated parking and a special offer where the buyer can choose £4,000 worth of extras.

Kingsway

A north-western suburb neighbouring Mickleover, Kingsway offers easy access to the A38 but could be ideal for people working at the nearby Royal Derby Hospital. There are a couple of large parks within easy reach in the surrounding area too.

Manor Kingsway is a collection of two-bedroom apartments and two-, three- and four-bedroom homes. The current range of three-bedroom homes start at £212,450, thanks to the government-backed First Homes scheme. This allows qualifying buyers to purchase their new home at 70% of the full market price (in this case, £303,500) and all have all the benefits of 100% ownership. When they come to sell, it will be at 70% of its full market value then, so that the next buyer benefits from the same offer. The ‘Gateford V1’ house type is set over three storeys and has an integral single garage. Bedroom one and a shower room are on the ground floor, the open-plan kitchen/dining/living room on the first floor, and two bedrooms and a bathroom on the top floor.
