Keith OsborneBarratt Developments won the title Housebuilder of the Year at the WhatHouse? Awards 2019, and is building thousands of homes over the UK in its Barratt Homes and David Wilson Homes brands, not least in the Home Counties.
The government’s Help to Buy scheme is re-launching with two major changes to the previous version – it will only be available to first-time buyers, and there are regional price thresholds related to average property market prices there. In the case of the South East of England, this is £437,600 (it was £600,000 in the old scheme).
Some things remain constant – buyers will only need to provide a 5% deposit and the government still offers a 20% ‘equity loan’ which is interest-free for the first five years. This means the buyer only needs a mortgage of 75% of the purchase price.
Here are just a few notable properties at Barratt Homes and David Wilson Homes current developments around the Home Counties which qualify to purchase through Help to Buy.
West Sussex
Plot 107 of Barratt Homes’ collection at Wychwood Park in Haywards Heath is a three-bedroom, semi-detached ‘Maidstone’ with two parking spaces, priced £379,995, requiring a 5% deposit of £19,000 and 75% mortgage of £284,996. This is currently offered with a contribution of up to £5,000 towards moving costs.
Madgwick Park is a Barratt Homes development in Westhampnett and of the three-bedroom homes currently for sale, the top of the range is the detached ‘Andover’ type on Plot 194. This is priced at £420,000 (5% deposit £21,000, 75% mortgage £315,000) and has an integral garage, south-facing garden and main bedroom with en suite and dressing area.
Hampshire
Just under the threshold at Kilners Grange in Badshot Lea is Plot 12. For £436,995, you can purchase a three-bedroom, semi-detached ‘Ashurst’ house type which has a kitchen/dining room and separate lounge, and comes with two parking spaces. This requires a 5% deposit of £21,850 and 75% mortgage of £327,746.
There are two- and four-bedroom homes currently on the market at New Quarter in Bowden. All the four-bedroom houses are above the Help to Buy limit, but a two-bedroom apartment in Oakley House is well under the limit, at £250,000. This includes a kitchen upgrade worth over £3,000, comes with no ground rent and two allocated parking spaces. You’ll need a 5% deposit of £12,500 and 75% mortgage of £187,500.
The ‘Kennett’ at Canal Quarter @ Kingsbrook
Buckinghamshire
Canal Quarter @ Kingsbrook is the latest part of an award-winning development in Broughton, on the eastern fringes of Aylesbury. Three-storey living comes within the threshold of Help to Buy, with Plot 20, the ‘Kennett’, on sale for £382,000 (5% deposit £19,100, 75% mortgage £286,500). This semi-detached house with two-car driveway has a south-facing garden, kitchen/dining room, lounge and three double bedrooms.
Fairfields is a Barratt Homes scheme close to Wolverton and Stony Stratford, to the north-east of Milton Keynes. Home of the Week is Plot 93, a two-bedroom apartment well within the Help to Buy threshold at £232,995. A 5% deposit is 11,650 and you’d need a 75% mortgage of £174,746. This comes with a living/dining room, separate kitchen (a bit of a growing fashion), generous main bedroom with a private patio, a single bedroom-sum-office, some handy storage cupboards and a family bathroom.
Oxfordshire
Letcombe Gardens is a David Wilson Homes development in Grove, north of Wantage, and has impressive range of one- to five-bedroom houses for sale. A one-bedroom house is an unusual offering but could be ideal for a downsizer or first-tome buyer. The ‘Hursley’ on Plot 125 is the lowest-priced of the available properties at £250,000 (5% deposit £12,500, 75% mortgage £187,500). Downstairs are the kitchen, separate lounge and WC, upstairs a double bedroom, bathroom and storage room.
Kent
The Barratt Homes part of Perry Court in Ospringe, just south of Faversham, has just one three-bedroom home left for sale, which is priced £404,995 on Plot 211. This will require a 5% deposit of £20,250 and 75% deposit of £303,746. It’s a semi-detached home that comes with detached garage and two parking spaces. It has a separate lounge, a utility room and in addition to the bedrooms, the bonus of a small room that could be ideal as a home office.
