Kingsbrook: Award-Winning Development from Award-Winning Housebuilder

Keith OsborneBarratt Developments has just been named WhatHouse? Housebuilder of the Year and was also rewarded for its major development in Aylesbury, Buckinghamshire – Kingsbrook.
The 2,450 homes planned for this development will create three new ‘villages’ and be available through the Barratt Homes and David Wilson Homes brands. The first 492 homes, along with 55 acres of public open space, is known as Oakfield Village and has just been completed; there are homes already for sale on Orchard Green; and work has just started on the third major phase of 1,000 homes, Canal Quarter.
It is bringing new schools, new roads and new public transport services (the ‘Kingsbrook Flyer’) to the site, located on the eastern fringes of Aylesbury. A brand new nursery and community facility opened its doors in Oakfield Village at the beginning of November. Local Councillor Judy Brandis cut the ribbon at a launch event and said: “It’s really important for people of all ages to have a place where they can get together and socialise.”
There is a significant amount of wildlife-rich open space and it’s one of the first developments in the UK to be developed in partnership with the RSPB, with wildlife friendly features installed throughout such as swift bricks, house martin cups, bat and sparrow nesting bricks, as well as wildflower planting and wildlife corridors.
All these elements played a part in Kingsbrook winning Silver for the Best Public Realm at the WhatHouse? Awards 2019.
With both brands belonging to the UK’s biggest housebuilder, there are similarities and distinguishing features between Barratt Homes and David Wilson Homes. Between them, they are building a wide choice of properties and both offer a number of buyer initiatives, such as the Help to Buy equity loan, Part Exchange and Movemaker. Marketing suites and show homes are open Monday, 12.30pm to 5.30pm, and Tuesday to Sunday, 10.00am to 5.30pm.

Kingsbrook case study – Yvonne and Scarlett
Yvonne Harrington and her young daughter Scarlett were the 500th completion for David Wilson Homes at Kingsbrook earlier this year. They’ve moved from Aylesbury town centre: “I wanted Scarlett to live in an area with lots of green open spaces, that’s why we picked Kingsbrook,” said Yvonne. “The development is also nearby to the school that I’ve wanted Scarlett to go to since I was pregnant!”
She used the Part Exchange scheme to move from her Victorian terrace to the new three-bedroom ‘Leeman’ townhouse. “The Part Exchange scheme was really quick, it only took four days! I loved the ease of having everything sorted for us,” she said.
Kingsbrook case study – Chioma and Chiedovie
