Still Opportunities As Hackbridge Development Sells Quickly

Posted 4 May 2022 by Keith Osborne

Barratt London still has brand new apartments for sale at its fast-selling New Mill Quarter development...

House-hunters seeking a high-quality home in a well-connected part of Greater London will be impressed by the apartments currently for sale at New Mill Quarter in Hackbridge – and pleased to learn that the very last collection will be released there very soon.

Barratt London has sold some 85% of the homes at New Mill Quarter already and there are some one- and two-bedroom properties still for sale right now situated in blocks called Voile Court and Perkin Court, with starting prices from £309,995 to £409,995.

To date, there’s been a real mix of buyers but the availability of the London Help to Buy scheme has been particularly attractive to first-time buyers. The government-backed scheme, which is due to end next year, is open to people buying their first home and can be used on properties in Greater London priced up to £600,000. It requires the buyer to put down a deposit of as little as 5% and provides as equity loan of up to 40% – so the buyer requires a mortgage of just 55%. The equity loan is interest-free for the first five years.

First-time buyers are invited to a Help to Buy weekend at New Mill Quarter on Saturday 7 and Sunday 8 May. It’s an opportunity to talk about the scheme face-to-face and to see the development and show home for themselves. There’s also a great special offer available – whether it’s a mortgage contribution or Stamp Duty costs, Barratt London will contribute £5,000 towards an incentive of the buyer’s choice if they reserve one of the homes.

New Mill QuarterBarratt London’s current Featured Home is Plot 288, which is a one-bedroom apartment in Voile Court that will be ready to move into this summer. Priced from £336,995, it’s on the second floor, this home provides 596 sq ft of living space and has an open-plan kitchen/living/dining room that opens out on to a private balcony. There is a bright and spacious double bedroom, a separate bathroom and plenty of storage space throughout. With London Help to Buy, it would need a 5% deposit of £16,850 but for a limited time (subject to terms and conditions), Barratt London is offering a further £16,000 towards a downpayment on this property.

New Mill Quarter has a landscaped garden/play area at its centre and there are supermarkets, shops, cafés and a post office nearby. The local area offers a range of assets including the nearby 143-acre Beddington Park, ideal for walkers, runners and cyclists. Families will find Ofsted rated 'Outstanding' schools in the area.

It’s just a couple of minutes’ walk to Hackbridge station (Zone 4), which offers regular services on the Southern and Thameslink routes direct to the likes of Victoria, King’s Cross St Pancras, London Bridge and St Albans. Residents benefit from three Zipcar Club parking spaces and free car club membership for two years.

When completed, New Mill Quarter will comprise a total of 440 new homes, a mix of apartments and three-bedroom houses. The final one- and two-bedroom apartments in a building called Scarlet House, will be released this summer. Find out more from Barratt London.
