The latest figures from the Office for National Statistics show that the West Midlands region saw a 10.7% increase in average property prices, with demand soaring due to things like the Stamp Duty holiday, extension of Help to Buy and people’s re-consideration of lifestyle priorities under lockdown.
Right now in the West Midlands’ active property market are a few examples of brand new launches and near sell-outs at new homes developments.
Crest Nicholson has launched a brand new show home at its Woodlands Park development in vibrant Blythe Valley Park, Solihull. It’s a two-bedroom apartment in Lotus House which has been expertly dressed by interior design experts, Edward Thomas Interiors, with first-time buyers in mind. The apartment has a spacious open-plan kitchen, dining and living room – perfect for entertaining or working from home – and in addition to a bathroom, one of the bedrooms has an en suite.
Andy Richardson, managing director at Edward Thomas Interiors, commented: “The show apartment at Woodlands Park is an ideal home for a first-time buyer or young couple, so our design was created for this type of purchaser. Throughout the property, we used a warming colour palette of blush pink, soft brown, muted grey and splashes of pastel yellow for contrast, with a mix of velvet sofas and metallic tables to create a sense of glamour. We emphasised the large floor-to-ceiling windows with sheer fabric curtains, while artwork follows natural shapes and prints to reflect the outdoors.”

The development is well connected with the M42 just under a mile away and the M40 offering quick links for journeys south. Solihull train station is just a seven minute drive away, providing direct services to central Birmingham in only 15 minutes and London Marylebone in one hour and 45 minutes.
Prices at Woodlands Park start at £94,500 for a one-bedroom apartment on the Home Reach scheme and from £242,000 for a two-bedroom apartment, with the government-backed Help to Buy: Equity Loan scheme available on selected properties. Find out more from Crest Nicholson.
The housebuilder has also unveiled a first show home at Manor House at Bournville Park – a replica of the former home of the founder of Cadbury’s which stood on the site. Thanks again to Edward Thomas Interiors, this two-bedroom property has been expertly dressed to accentuate the building’s historic features through a contemporary design.
The Manor House development is steeped in history having been recently rebuilt by Crest Nicholson as a copy of the original building that belonged to John Cadbury and his family in the late 1800s. Then known as Northfield Manor House, the property was purchased by the University of Birmingham before it burnt down in 2014.

While the apartment retains the classic features of the original property, it’s been thoughtfully designed for the modern buyer with open-plan layouts and spacious rooms throughout.”
The development boasts a collection of one-, two- and three-bedroom apartments, priced from £195,000, £245,000 and £295,000 respectively. The government backed Help to Buy: Equity Loan scheme and Home Reach, Crest Nicholson’s part buy-part rent scheme, is available on selected properties. In addition, Crest Nicholson has also just put the four-bedroom show home for sale at its Hansford Park development in Houlton, around four miles east of Rugby. The ‘Somerton’ has a bay window in the living room and large French doors that open out onto the garden from the spacious open-plan kitchen and dining room. A utility room and separate WC can also be found on the ground level. All four bedrooms are upstairs, with an en suite in the master room. The home has been finished with a neutral décor throughout, allowing the new residents to add their own style and personality to each room.
MacNee commented: “This is a very rare opportunity to move into a stunning Crest Nicholson show home – dressed to the highest standard and style. The ‘Somerton’ boasts spacious layouts throughout the property, offering modern buyers the flexibility they need.”
Surrounded by 500 acres of beautiful green open space, Hansford Park is also very well connected with easy access to the M1, M6 and M45, while Rugby train station offers regular services into Birmingham within 30 minutes and to London Euston in under an hour. The show home is priced at £440,000, and the last remaining four-bedroom homes start at £360,000. Find out more from Crest Nicholson.
