An Active New Homes Market in Nottinghamshire

There’s no summer break for the property market across the East Midlands, and Nottinghamshire is no exception, as the next stage of the Stamp Duty holiday kicking off and still offering some buyers a considerable saving in costs if they complete before deadline.

The WhatHouse? team has rounded up some of the latest news and offers from the Nottinghamshire new build homes market and provides a summary here.

Avant Homes has launched the first homes at its £43million Trinity Fields development, which will deliver 187 properties off North Road, two miles from the centre of Retford. It will form part of the council’s proposed Trinity Farm Urban Extension and will feature a selection of two-, three- and four-bedroom design-led homes across 18 of Avant Homes’ contemporary house types.

Each property at Trinity Fields comprises a high-quality specification, which includes flexible open-plan living space, designer kitchens with integrated appliances, bi-fold doors and boutique bathrooms complete with full-height tiling in a selection of designs. Avant Homes Central sales and marketing director, Dawn Bennett, said: “We have had a fantastic response since announcing the news of our new development in Retford, with interested buyers showing keen interest for our homes. We also look forward to opening the show home in late 2021.”

Nottingham’s latest £1million apartment is under construction at the luxury Trent Bridge Quays development on the banks of the River Trent. Developer Elevate Property Group is bringing the development’s flagship penthouse apartment to the market with the promise of a bespoke specification.

The first phase of the development is well on the way to selling out with 85% reserved and so Elevate is now launching the second phase, including this top-floor penthouse, which offers 1,722 sq ft of interior space and comes with 904 sq ft of riverside terrace. The latest, revised plans provide a wider main entrance corridor with double-width, black-painted, tulip wood glazed doors. The open-plan kitchen area with island and breakfast bar has been designed with fully integrated appliances and quartz stone work surfaces. Other features include wide plank herringbone floor to reception and principal rooms and bespoke lighting design throughout. All three double bedrooms come with en suite and fitted wardrobes, direct views of the river, and sliding doors opening to the private roof terrace.

Elevate’s sales and marketing director David Hofton said: “Depending on the client’s budget, further optional extras can be incorporated at this stage. Professional interior design could include wallpapers, lighting, furnishings, curtains and blinds.

For those without a spare £1million, the last few remaining in first phase of Trent Bridge Quays start at £192,500 for a one-bedroom apartment, from £345,000 for a two-bedroom waterside apartment with balcony and river views, from £349,000 for a townhouse with three double bedrooms and garden, and from £495,000 for a four-bedroom townhouse. The available homes are priced from £285,000 to £395,000 and visitors are welcome to view the three-bedroom show penthouse which comes complete with a panoramic roof terrace overlooking the river, an open-plan island kitchen and bathroom with floor-to-ceiling windows.

On a smaller budget, house-hunters can investigate the opportunity to ‘part buy-part rent’ courtesy of Home Reach at Simpson Park in Harworth. Home Reach is a partnership between housing provider heylo and a number of housebuilders across England and is open to first-time buyers who meet the eligibility criteria. It is a way of purchasing a share of a new build home and paying a subsidised rent on the remainder, with heylo as the landlord. It offers all the benefits of homeownership but requires a much smaller deposit and mortgage than purchasing outright. If they wish, owners can buy further shares later as their budget allows, until they own 100%.

Right now, the three-bedroom ‘Elderwood’ is for sale through the scheme. It has an open-plan kitchen/diner, a separate living area, downstairs cloakroom, built-in storage and integral garage to the ground floor. Upstairs, the master bedroom comes with en suite and built-in wardrobe, and there’s another double and a single bedroom in addition to the family bathroom and some extra built-in storage on the landing area. WhatHouse? Award winner William Davis Homes has just opened a sales office at Lace Fields, a development in Ruddington. When complete, it will have brough some 180 new homes, a mix of two-, three- and four property types.

Right now, there’s a number of four-bedroom houses for sale.these start at £395,000 for Plot 8, ‘The Lowther’. To help nature thrive, David Wilson Homes has revealed the plans to ensure its Thoresby Vale development will support the surrounding environment. There is currently a selection of three- and four-bedroom homes available there with prices starting from £259,995.
