Homes In Lancashire Available Across A Range Of Budgets

House-hunters across Lancashire can find a whole array of brand new homes for sale around the county to cater for a real range of budgets.

Whether it be on the open market, or with the assistance of a variety of purchase assistance schemes offered by the government and housebuilders, there’s an impressive choice and the WhatHouse? team has collated some of the very latest news on current new build homes in Lancashire.

David Wilson Homes is encouraging homebuyers in Preston to get in early and purchase an off-plan home at its new Longridge development, Inglewhite Meadow, set in the Ribble Valley. There’s a choice of three- and four bedroom properties with prices starting at £224,400 for Plot 3, a three-bedroom end-of-terrace home with is currently the housebuilder’s Home of the Week and comes with an upgraded kitchen and luxury flooring package.

Inglewhite Meadow and there is a walkable distance to local shops, country pubs and restaurants and for travel further afield there’s easy access to the M6, Liverpool and Manchester, and Preston which is under 10 miles away. For house-hunters on a modest budget, the Home Reach initiative is a way to ‘part buy-part rent’ a brand new home at one of a host of developments around the region. A partnership between housing provider heylo and a number of housebuilders across England, Home Reach is open to first-time buyers who meet the qualifying criteria and is a way of purchasing a share of a new build home (usually starting at 50%) and paying a subsidised rent on the remainder, with heylo as the landlord. It’s a way of getting into homeownership with a much smaller deposit and mortgage than purchasing outright. Owners can buy further shares as their budget allows, until they own 100%.

One example is at The Avenues in Broughton. Here, the ‘Downham’ house type has a kitchen/dining room with Zanussi fitted appliances, separate lounge, a downstairs WC, a family bathroom and two double bedrooms. It is priced at £105,000 for a 50% share (full market price £210,000).

Another site to consider is just one mile from the centre of Burnley, called Holbeck Park. Home Reach is available on a number of properties from here, from a two-bedroom house at £56,498 for a 50% share (based on a full market price of £112,995) to the four-bedroom ‘Longford’ which has a kitchen/dining room with an adjoining utility room, a separate lounge at the front of the house, a downstairs cloakroom, two double bedrooms (one with en suite shower room), two single bedrooms and a family bathroom. This home is priced at £92,498 for a 50% share (based on a full market value of £184,995) and would require a deposit of £4,625).

Manchester-based developer Northstone has commenced work onsite at its development called Northstone, in Barrowford. This will be providing some 239 homes (20% of which will be for shared Ownership or social rent), with a whole variety from two-bedroom cottages to four-bed houses, aimed to suit a range of buyers including first-timers, families and downsizers. Official launch comes in a few weeks and two show homes are due to open in the autumn. The first completions are scheduled for the end of this year.

Barrowford is a village next to the Pendle Hill Area of Outstanding Beauty. It's only a short distance from the neighbouring villages of the Ribble Valley and the picturesque towns of Clitheroe and Skipton, with excellent links to Burnley, Blackburn, Preston and Manchester. For lovers of the outdoors, Anwyl Homes’ Stonebridge Fold in Longridge could be worth consideration as it is on the doorstep of the Lancashire countryside with a host of walks and hikes, including many through the fells and valleys of Bowland and a short drive away at Pendle Hill.

Case study: Eleanor and Dylan

First-time buyers Eleanor Mills and her partner Dylan Hart (both 23), have moved into a new Barratt home at Bowland Meadow in Longridge, and are Manchester division’s first customers in the region to use the new version of the Help to Buy scheme.

The couple described the government’s new Help to Buy: Equity Loan scheme as the cherry on the cake when shopping for their first home together. Project manager Eleanor said: “Being able to put down a 5% deposit and receive a 20% equity loan from the government meant that we could afford a really good-sized home while still being able to live comfortably.”

As well as saving the traditional way, the couple also took advantage of Help to Buy ISAs that really aided in terms of savings. The bonus of the ISAs also paid any solicitor’s fees, reducing stress throughout their journey.

Eleanor Mills and Dylan HartEleanor and production planner Dylan had both been living with their parents prior to buying their home, and found the previous lockdowns a blessing in terms of being able to save. She continued: “We have both wanted our own home for a while now, and having our own space after being together for four years was the goal. We were both ready to move out, we just knew we had to save up for it first. We are both huge foodies, and we love a warm holiday, so the changes in 2020 really allowed us to properly save and focus on our house goal. Fakeaways and weekend breaks in the UK ended up being the new norm for us!”

Eleanor added: “We’re both young so we wanted our home to be ready to live in, as well as having no hidden costs. We also had real peace of mind knowing that there was a two-year warranty. We were new to the entire process, and our sales adviser was a great help from start to finish. The home fell into our lap very quickly; we reserved on my birthday and the whole process of finding and reserving the house happened in around two days. It felt like it was definitely meant to be!”
