Huge Stamp Duty Saving On Derbyshire Home

The government’s Stamp Duty holiday may be coming to end, but it’ll remain in place for one lucky set of house-buyers in Matlock, with an offer from William Davis Homes.

A Stamp Duty saving of at least £16,000 is being offered on a fully furnished show home by the award-winning housebuilder. The company will pay the purchase tax on the last remaining home at the popular Treetops development in Derbyshire.

Demand has been so high at the site on the edge of Matlock, that the five-bedroomed show home, ‘The Chatsworth’, is now the only property unsold, on the market now for £585,000. Potential buyers are being urged to act fast to ensure they don’t miss out on their dream home – and the special offer that comes with it.

‘The Chatsworth’ is furnished with a contemporary design. Its five bedrooms are arranged over the first and second floors, with a family bathroom and a shower room. The principle bedroom has an en suite shower room.

An impressive kitchen, breakfast and family area make up the focal point of the property. The large lounge and additional dining/study room offer valuable space for a family and the potential to work from home. The property also features Porcelanosa bathroom tiles, Roca ceramics, Smeg kitchen appliances and a Hive smart home system.

Steve Rush, sales director for William Davis Homes, said: “We’re delighted that our Treetops homes have proved so popular. As this stunning show home is the only property left, we want to ensure the buyer gets the best possible deal. This fantastic opportunity to have the stamp duty paid is one not to be missed.”

The Stamp Duty holiday, launched in summer 2020, is being tapered, meaning buyers currently pay the tax on properties costing more than £250,000. From 1 October, the rates will return to normal, with the tax kicking in on properties costing at least £125,000.

The offer from William Davis Homes means the buyer of ‘The Chatsworth’ would save £16,750 now, increasing to £19,250 from 1 October. If the home is an additional property, the related savings would be £34,300 now or £36,800 from 1 October.

Only a mile from Matlock town centre, the Treetops development boasts excellent transport links and access to a range of local amenities – all within easy access to the beautiful Peak District National Park.
