Keith OsborneWilliam Davis Homes – a winner of prestigious WhatHouse? Awards – is offering house-hunters a range of incentives on selected plots at its current developments across the Midlands.
There’s a whole range of offers available, each subject to terms and conditions, which will suit different types of buyer, whether buying a first home or upsizing from an existing property.
Monthly mortgage saver - Save £500 a month on your mortgage for two years when buying a two-, three-, four- or five-bedroom property from William Davis Homes and complete before the end of March 2023.
Deposit Assist – Increasing your deposit means you can borrow less from a lender, with the hopes of securing a more competitive mortgage rate. For example, with this incentive, if you have a 10% deposit, William Davis Homes could fund up to an additional 5% of the sale price (up to £12,000), giving you 15% deposit in total.
Stamp Duty paid – Following the government announcement in September 2022, there is no Stamp Duty to pay on the first £250,000 when you buy a home. For first-time buyers, the new threshold has increased to £425,000 before any Stamp Duty is paid, making your move more affordable. With its own offer, William Davis Homes could contribute an additional percentage towards the remainder of your Stamp Duty.
Here are some of our current favourites.
‘The Stonethwaite’ house type
A range of two- to five-bedroom homes is coming to Thorpebury In The Limes in Hamilton, with countryside views and just 20 minutes from Leicester city centre. Current homes for sale here have starting prices from £315,000 to £605,000. Top-of-the-range at the moment, ‘The Stonethwaite’ is a substantial house set over three storeys, with four of its five bedrooms generous doubles with fitted wardrobes. Bedroom one, which is set across the whole of the top floor, comes with a dressing area with lots of wardrobe storage, and an en suite. Bedroom two has an en suite too, the other bedrooms can share the first-floor bathroom. At the front on the ground floor are a lounge and a study, at the back is a large, open-plan kitchen/dining/family room. Buyers can ask about William Davis Homes’ Part Exchange, Chain Breaker and Assisted Move schemes to simply and reduce the cost of the buying and selling process.
Houlton in Rugby is part of a major development bringing many homes with an excellent selection of schools, local amenities and transport all nearby. Prices currently range from £339,000 to £675,000. The housebuilder’s own Featured Home right now is Plot 76. ‘The Luddington’ is an end-terrace four-bedroom property with single garage, priced from £455,000 and available through a number of incentive schemes. On the ground floor of this three-storey home you'll find a spacious lounge and a separate open-plan kitchen and dining area with French doors to the garden. On the first floor are bedrooms two, three and four, which share a large family bathroom with bathtub and separate walk-in shower. The second floor is dedicated to the principal bedroom with walk-in wardrobe and en suite shower room.
Copcut Rise, on the edge of Droitwich Spa, close to the River Salwarpe and with views of open countryside and the Malvern Hills, with be delivering a real mix of homes with from two to five bedrooms. One example right now is Plot 1225, a mid-terrace property called ‘The Minsmere’. From £250,000, this has a bright, spacious living and dining room, a contemporary kitchen overlooking the rear garden, a downstairs cloakroom and two generous bedrooms, each with built-in wardrobes, plus a thoughtfully designed modern family bathroom. A new phase launches here soon.
‘The Severn’ house type
There’s a variety of houses of various sizes coming to Prince’s Place in Radcliffe-on-Trent, Nottinghamshire, with a current selection of three- and four-bedroom properties with starting prices between £330,000 and £475,000. Nottingham city centre is easy to reach but there are also plenty of local shops and services within walking distance of home here. ‘The Severn’ on Plot 480 is the housebuilder’s current Featured Home, from £475,000. The hub of the home is the open-plan kitchen/dining/family room with glazed pod to the rear garden, but there’s plenty of other generous living space too, with lounge, study, utility room and cloakroom also downstairs. The largest of the four bedrooms come with en suite, with a bathroom completing the layout.
On the edge of the Peak District, half-an-hour from Sheffield and only five minutes’ drive from Chesterfield town centre, Skylarks is another development delivering a great mix of large and small house types to suit different requirements and budgets. Prices currently start at £219,000. For £295,000 is ‘The Dove’, detached house with lounge, kitchen/diner, three bedrooms (one en suite), west-facing garden and a single garage.
