Eco-Conscious Community Launched In Hendon

WhatHouse? Award-winning developer St George, a member of the Berkeley Group, has launched Silkstream, a new eco-conscious community comprising new homes, shops, restaurants and outdoor spaces in the heart of one of London’s greenest boroughs, Hendon, North West London.

Silkstream marks an exciting new chapter for Hendon. It is situated between two successful regeneration zones, including the multi-billion-pound Brent Cross Cricklewood development which has been heralded as one of Europe’s most ambitious projects and a key growth area by the Mayor of London.

Setting a benchmark for quality and design, St George has enlisted acclaimed architecture practice Hutchinson & Partner and landscapers Parkhood, to create bespoke spaces for the community with a central focus on protecting the natural environment and enhancing local biodiversity.

This vibrant new community will see the delivery of 1,309 homes, comprising a selection of high-quality suites, one-, two- and three-bedroom apartments. These new homes will sit alongside an array of amenities for residents and the local community to enjoy, including a new 43,000sq.ft flagship Sainsbury’s store, plus an additional 10,000sq.ft of commercial space for shops, restaurants or a public gym.

Designed with the modern and eco-conscious resident in mind, 276 new homes are available in the first chapter of Silkstream, each benefitting from their own private balcony or terrace.

Presenting spacious and open plan spaces for flexible living, contemporary interiors have been designed to the highest standard, featuring low environmental impact materials that support the sustainability credentials of the wider development.

Wellbeing and contemporary living is central to the vision of Silkstream and residents will have access to their own private outside spaces, 24hr concierge, a state-of-the-art gym, two screening rooms and co-working spaces.

Set to encourage sustainable methods of transport and reduce carbon emissions, over 2,000 cycle spaces and 51 car charging points in the first phase will be available to residents. Plans also include a new cycle highway, improved pedestrian access on Edgware Road with widen footpaths and 217 trees will be planted in this first phase.

Anchored by its abundance of outside space and excellent eco credentials, Silkstream is centred around a 175m oxbow lake and green spaces – of which 81% of the new homes will overlook - including a 1.5 acre public park and 1.4 acres of elevated landscaped podium gardens.

With the support of the London Wildlife Trust, St George intends to restore the currently neglected Silk Stream which borders the site and turn it into a feature for residents and the wider community to enjoy.

As part of its investment in the local economy, St George will provide jobs for local people and deliver apprenticeship schemes including formal college education, technical trade skills, dedicated mentoring and outdoor learning programmes.

Silkstream has excellent transport links. The creation of Brent Cross West station, opening this year, is the first major mainline train station to be built in London in over a decade and journeys to central London will take just 12 minutes.

The community also benefits from direct international links to airports including Heathrow, Stanstead, Luton and The City, as well as the Eurostar services from St Pancras. Key motorways - the M1, A5, North Circulate, A41 and Q1 - are also nearby with easy connections to Oxford, Bicester Village and the Cotswolds.

Culture and entertainment also surround this exciting new destination with internationally renowned Wembley Stadium, Brent Cross shopping centre - one of the UK’s largest shopping centres, and some of London’s best eateries including Bang Bang Oriental Foodhall, Hendon Bagel Factory and Chaii & Spice café, all nearby.

Residents can also enjoy access to over 200 nearby green spaces, including seven Green Flag awarded parks, and 2,380 hectares of Green Belt land. It is also near the Brent Reservoir (popularly called the Welsh Harp), Hampstead Heath, Primrose Hill, and Golders Hill Park.

There are also several top performing schools in the area including Queenswood, Harrow, Haberdashers’ Aske’s and 61 outstanding primary schools. Middlesex University is also on the doorstep.  

Prices at Silkstream start from £415,000 for a one-bedroom suite apartment.
