Shared Ownership In One Of London’s Most Affordable Postcodes

Helen ChristieThis February will mark the next major milestone for Peabody’s ground-breaking regeneration of Thamesmead with the launch of the ambitious developer’s first Shared Ownership apartments at Southmere.
Situated in SE2, London’s third most affordable postcode, Peabody’s new apartments are helping to make this area even more accessible to the capital’s first-time buyers.
Launching on 12 February, the new release is the first of Peabody’s collection of one-, two- and three-bedroom Shared Ownership apartments at ‘Crane Court’ in Southmere.
Peabody’s ambitious regeneration plans are transforming the district famed for its brutalist architecture and silver screen appearances into a new town for the capital. Alongside the homes will be an array of independent shops, restaurants and cafes on Cygnet Square, as well as newly opened The Nest, home to a public library and community space.
The launch of the Shared Ownership apartments follows a successful release of Shared Ownership townhouses in late 2021, of which the final three- and four-bedroom units are now available to view.
Known for upholding high design standards to create homes in great locations, every Peabody apartment is bright, airy and comfortable, with floor to ceiling windows, neutral décor and an elegant open plan kitchen/living room, all serviced by a dedicated concierge. High specification finishes include contemporary two-tone handle-less kitchens by Symphony with integrated Zanussi appliances, modern bathrooms with white sanitaryware and mirrored cabinetry, and built-in frosted glass wardrobes to master bedrooms.
Residents of the Shared Ownership homes will also benefit from an unrivalled selection of amenities, including co-working areas, private working booths and bookable meeting rooms all with access to Wi-Fi, in addition to a resident’s lounge and snug.
Thamesmead has a remarkable landscape, with an abundance of green open space and aquatic environments including lakes and waterways. Currently undergoing a £2.5m renovation, Southmere Lake will provide access to a new fishing platform and Boat Club, offering paddleboarding and kayaking. With the neighbourhood offering over 240 hectares of parks and green space, five lakes, and seven kilometres of canals, residents will enjoy more than double the amount of green space per person than the London average.
Lisa Crush, director of sales and marketing at Peabody comments: “Peabody has a reputation for designing inclusive neighbourhoods that support wellbeing, and these new properties are no different. Offering spacious high-quality homes, with access to a plethora of facilities to enjoy across the site, from independent shops to a pop-up marketplace, restaurants, cafés, workspaces and leisure spaces, we are delighted to be launching our first Shared Ownership apartments. A new community is settling in at Southmere, and with that we begin to realise our vision to regenerate this remarkable town.”
Buyers in Southmere have fantastic transport connections across the capital. The nearby Abbey Wood Overground station makes London Bridge accessible in only 17 minutes, Bond Street in 25 minutes and Waterloo in 20 minutes, but with the addition of Crossrail on the horizon at Abbey Wood, commuters can expect to be in Canary Wharf in only 11 minutes. For those travelling slightly further afield, London City Airport is accessible in just 30 minutes. Residents will also have access to cycle storage. A limited number of parking spaces are also available.
Prices start from £91,500 for a 30% share of a one-bedroom apartment (FMV: £305,000), £118,500 for a 30% share of a two-bedroom apartment (FMV: £395,000) and £153,000 for a 30% share of a three-bedroom apartment (FMV: £510,000).
