Smaller Family Homes Introduced At Exclusive Liverpool Development

Posted 4 September 2020 by Keith Osborne

Redrow Homes is bringing three- and four-bedroom detached homes to The Groves in the sought-after area of Allerton...

Redrow Homes is now offering family-sized three- and four-bedroom detached homes at The Groves, alongside the larger four- and five-bedroom designs already available at Allerton Gardens, off Woolton Road, in Allerton.

This means homes are now available from £486,995 instead of the current starting price of £839,995, meaning more people will soon have the opportunity to live at the sought-after development. The Groves is being marketed as a separate outlet and will eventually have its own sales centre and show homes, but initially the properties are being sold off-plan from Allerton Gardens.

Anna Evans-Kerr, North West head of sales for Redrow Homes, explaied: “The response from customers to Allerton Gardens has been amazing with lots of people wanting to live here. However, there have been quite a few ‘if onlys’, especially from families who desperately want a new home here but have asked for something a little smaller and in their price range.

“In response to this market demand we have re-planned a section of the site and the good news is that Liverpool City Council has granted permission and our revised development can go ahead.”

The substitution introduces a new selection of 27 three-bedroom homes and 41 four-bedroom designs, all detached, and increases the total number of new homes from 100 to 119, although this is still well within the original outline consent for 160 new homes.

“Importantly, the development footprint remains within areas already determined for houses, there are no changes to roads or footpath and there is no impact on the landscape setting, character, trees or ecological aspects of the site,” Anna added. “Almost half of the 33 acres will still remain as green space, with 10 acres of publicly accessible parkland, plus informal footpaths and meadow grassland for informal play and enhanced biodiversity.”

Homes at The Groves are all from Redrow’s Arts & Crafts inspired Heritage Collection and amongst the three-bedroom designs will be some of Redrow’s popular ‘Lifestyle Homes’. Built on the footprint of what would normally be a four-bedroom property, these homes have fewer but larger bedrooms, all luxuriously appointed with their own en suite.

Properties in the first sales release include the three-bedroom ‘Leamington Lifestyle’, where every bedroom has its own bathroom and the main bedroom has a walk-in wardrobe. This is available from £486,995. There are also three different four-bedroom designs, the ‘Shaftesbury’, ‘Sunningdale’ and ‘Richmond’, with prices from £487,995 to £649,995.

Redrow has large five-bedroom detached executive homes at Allerton Gardens, including the ‘Sandringham’ from £839,995 and the ‘Highgrove’ from £940,000.

The Groves, like Allerton Gardens, is situated in one of Liverpool’s most desirable areas, close to a host of excellent amenities from independent shops and supermarkets, to bars and restaurants, good-quality schools and popular green spaces such as Calderstones Park. It’s only a few miles from Liverpool city centre, while Liverpool South Parkway train station and the M62 are easily reached.

The sales centre and show homes at Allerton Gardens are open daily – including until 7.00pm on Thursday evenings – with new social distancing measures in place to ensure the safety of customers and staff. Booking an appointment is recommended but not essential.
