We take a look at current new homes developments in Warwickshire to discover those that rate best for Health & Wellbeing...

From figures provided by data experts CLSQ, we base our Location Ratings on five main categories: Health & Wellbeing, Education & Amenities, Tech Connectivity, Finance and Transport Links.

Our wellbeing and that of our family is a crucial aspect of deciding where the best new home is, and it takes many forms. We all want a safe place to live and low levels and air and noise pollution, and the benefits of playing sport, cycling, running and walking mean that having natural and manmade leisure activities at hand will be a real plus. It’s important to consider the risks and disturbance of living close to traffic and power infrastructure.

To calculate our Location Ratings score for Health & Wellbeing, we look into things like leisure activities and places to enjoy natural surroundings, the level of air pollution, local crime and traffic accident data and the proximity of things like power lines and pylons.

We’ve taken a look at current Warwickshire new homes developments and compiled the Top 10 of those that score best in our Health & Wellbeing category.

 

1. Newton Manor, Newton Regis, rated 4.6/5

A collection of luxury four- and five-bedroom houses is currently for sale, priced between £759,995 and £875,000, just five miles from Tamworth. This exclusive development comprises just 14 properties, a mix of restored and brand new barn- and farmhouse-style designs. Buyers can ask about offers regarding contributions to mortgages, deposit or Stamp Duty.

Health & wellbeing highlights: An attractive village setting, surrounding countryside and numerous sports and leisure facilities in nearby towns.

2. Brookmill Meadows, Warton, rated 4.5/5

A mix of detached and semi-detached houses that has just been unveiled by Countryside Partnerships in a village a few miles east of Tamworth. Three- and four-bedroom homes here are currently priced from £309,995 to £449,995, each with garage and/or private parking. For young families, Warton Nethersole's CofE Primary School is rated ‘Good’ by Ofsted.

Health & wellbeing highlights: The village is set in open countryside and nearby Tamworth has many fitness and sports facilities, including a snowdome!

3. Sonnet Park, Stratford-upon-Avon, rated 4.4/5

A development of two-, three- and four-bedroom homes to suit a range of budgets and requirements, located just two miles from Stratford and within 20-30 minutes’ drive of the likes of Rugby and Warwick. Prices from Persimmon Homes right now start at £260,000 and there are various offers and incentives on selected plots. For qualifying buyers, there’s an opportunity to use Shared Ownership for a two- or three-bedroom property with Signature New Homes, and prices for this start from £124,425 for a 35% share.

Health & wellbeing highlights: The town centre is a comfortable bike ride or walk away, a good reason to leave the car at home.

4. Beaumont Park, Nuneaton, rated 4.4/5

Bovis Homes is offering open-market and Shared Ownership homes for sale here, with prices currently starting from £123,000 for a 50% share. Some of the properties are ready to move into and come with free flooring and appliances, and a £99 reservation fee. Set on the northeastern fringe of the town, commuters will appreciate the easy access to the A5 and the frequent services from the town’s railway station to the likes of London, Birmingham and Manchester.

5. Arkall Farm, Tamworth, rated 4.4/5

Davidsons Homes and Morris Homes are both active at this site on the northern edge of Tamworth, between them offering a great variety of two-, three- and four-bedroom home types in designs inspired by traditional style but with up-to-date internal layouts and specification. Leicester, Nottingham and central Birmingham are all around 45 minutes’ drive from home, making it a popular option for commuters. Starting prices currently range from £259,750 to £499,750.

6. Paddox Rise, Rugby, rated 4.3/5

7. Elborough Place, Rugby, rated 4.2/5

As well as Rugby’s impressive town centre shops and amenities, there’s a large Sainsbury’s just down the road from here, and the village of Dunchurch has some good options too. Bilton Grange Preparatory Schools is highly regarded and only one mile from the front door. Prices currently start at £349,995.

Coventry city centre is around five miles away and there are a few major roads within easy reach for destinations further afield. Prices for currently availability range from £275,000 to £594,950.

10. Fernleigh Park, Lower Quinton, rated 4.2/5
